Description:

The Leasing Consultant provides a vital role in supporting the property’s leasing performance and resident experience. This position is responsible for executing the day-to-day leasing activities, providing exceptional customer service to prospects and residents, and assisting with marketing, resident retention, and administrative functions. The Leasing Consultant serves as the property’s front-line representative, helping to create a positive community atmosphere and maintain high occupancy. Their responsibilities include:


· Greet and engage prospective residents in a professional and welcoming manner.

· Conduct property tours, highlight features and amenities, and effectively communicate the value of the community.

· Follow up promptly with leads and applicants to maximize leasing conversions.

· Accurately complete lease applications, prepare lease documents, and ensure compliance with all Fair Housing and company policies.

· Support the Leasing Manager in achieving occupancy and revenue goals.

· Assist with the implementation of marketing and advertising strategies to attract new residents.

· Participate in community outreach, resident referral programs and social media initiatives.

· Gather market intelligence on competing properties and report findings to Leasing Manager.

· Provide excellent customer service to current residents, addressing inquiries and concerns promptly.

· Help coordinate resident retention activities and community events.

· Support the renewal process by promoting lease renewals and assisting with retention initiatives.

· Maintain accurate records of leasing traffic, applications, move-ins, and renewals.

· Assist in preparing reports on leasing activity, occupancy, and marketing performance as directed by the Leasing Manager.

· Ensure that the leasing office, model units, and common areas are clean, organized, and presentable at all times. Ensure all collateral is stocked and available for prospects.

· Collaborating with maintenance teams to address property upkeep and repairs.

· Other duties as assigned.

Requirements:

Job Requirements:

· High school diploma or equivalent; associate or bachelor’s degree desired.

· 1 to 2 years of experience in a leasing, sales, or customer service setting, multi-family housing experience preferred.

· Knowledge of Fair Housing regulations and leasing best practices desired.

· Strong communication, interpersonal, and organizational skills.

· Proficiency in property management software (e.g., Yardi) and Microsoft Office Suite.

· Professional appearance and demeanor with a strong focus on customer service.


Physical Requirements:

· Must be able to tolerate prolonged periods of sitting and/or standing at desk. (80% office work)

· Must be able to operate and tolerate long hours performing work on a computer, telephone, and/or keyboard.

· Must be able to lift up to 25 pounds, as necessary.

· Must be able to tolerate climbing stairs, walking, and occasional bending, stooping, or kneeling.

· Must have a valid driver’s license and be insurable under the company’s insurance policy.
