Position Overview
As a New Home Sales Consultant for a home builder, you will be the primary sales representative for our communities, guiding prospective buyers from first contact through contract and closing. You will showcase model homes, communicate product features and options, manage the sales process, and deliver an exceptional customer experience while meeting or exceeding sales targets and contributing to the overall success of the community.
Key Responsibilities
- Greet and qualify prospective buyers; conduct guided tours of model homes and community features.
- Present floor plans, pricing, available options, and design center selections tailored to buyers needs and budgets.
- Manage the sales process from initial inquiry through contract, coordinating with onsite management, construction, and finance teams to ensure smooth transaction flow and timely closings.
- Follow up on leads generated through marketing, referrals, and community events; maintain accurate and up-to-date records in the CRM.
- Achieve or exceed monthly and quarterly sales targets and conversion metrics.
- Prepare and present purchase agreements, change orders, and other sales documentation accurately and in a timely manner.
- Educate buyers on warranties, construction timelines, lot orientation, and community covenants and restrictions.
- Host and support on-site events, open houses, and builder-sponsored promotions to drive traffic and build community awareness.
- Collaborate with the design center and trade partners to assist buyers in selecting finishes and upgrades and to communicate selections to production teams.
- Provide outstanding customer service, proactively resolve issues, and facilitate a positive handoff to construction and post-closing warranty teams.
Qualifications
- 2+ years of residential new home sales or Sales Counselor experience with a home builder or residential real estate background; experience in new home sales strongly preferred.
- Proven track record of meeting or exceeding sales targets and managing the full sales cycle.
- Strong communication, presentation, and negotiation skills with a customer-focused approach.
- Familiarity with home building process, floor plans, options and upgrades, and construction timelines.
- Proficiency with CRM systems (e.g., Salesforce, Buildertrend, or similar) and standard office software.
- Valid drivers license and reliable transportation; ability to work flexible hours including weekends and evenings as required.
- High school diploma required; college degree or relevant certifications (real estate license, sales training) preferred.
- Detail-oriented, organized, and able to manage multiple buyers and deadlines simultaneously.
- Ability to read simple plans and specifications and to translate technical details into clear information for buyers.
