What You'll Do
The Construction Project Manager I oversees all responsibilities for construction, remodeling, and miscellaneous CapEx projects for all projects assigned. The Construction Project Manager I develops and implements strategies to maximize profitability by managing a project's budget, maintaining schedules, delivering quality spaces, and building client/contractor relationships.
  • Manage and lead all facets of the construction project from planning to closeout with industry best practices.
  • Lead the design team of engineers/architects to develop tenant plans for bidding, permitting, and construction.
  • Prepare overall project budgets, manage invitations to bid, and review proposals for a complete scope of work.
  • Negotiate, buy out, and create contractor and vendor agreements.
  • Ability to create project schedules and achieve tight deadlines while managing simultaneous multi-state projects within budget.
  • Analyze constructability and value engineering techniques to provide the best value for projects.
  • Review tenant improvement documents and ensure design plans are in alignment with delivery requirements.
  • Identify project risks, develop mitigation plans, and implement action plans to reduce or eliminate impact.
  • Monitor, control, and track all the change management processes on managed projects.
  • Keep the team informed on all significant updates of the project, schedule progress, financial status, and relationships.
  • Coordinate requirements with utility companies for services and municipalities on required inspections and occupancy permits.
  • Partner with the Real Estate team to support growth in the RKR portfolio.
  • Assist in all maintenance functions with RKR 3rd party tenants and RK Stores as needed to lead or support.
  • May be required to cross-train and perform other duties.

Essential Qualities for Success
  • 5+ years of broad commercial construction management experience with 3+ years of retail construction experience preferred.
  • Demonstrated excellent negotiation skills while successfully managing multiple $1,000,000+ projects at the same time.
  • Knowledge of construction, including reading plans, familiarity with building specifications, and code requirements
  • Analytical skills include planning, organizing, directing, and controlling workflow and processes.
  • Ability to interact with the team in a fast-paced environment, remaining flexible, proactive, resourceful, and efficient.
  • Ability to work independently without supervision, supervision of construction superintendents and construction companies.
  • Strong work ethic, highly organized, results-driven, with great verbal and written communication skills.
  • Have a constant improvement mindset and expect a high level of excellence.
  • Flexibility with hours: the ability to work varied hours, days, nights, and weekends as business needs dictate.
  • Proficient computer skills, including the use of Microsoft Office Suite, PM Software, and Scheduling software.
Physical Requirements
  • Good visual acuity and ability to communicate effectively.
  • Ability to lift, push, and/or pull a minimum of 30 pounds and
  • Ability to stand and/or walk for long periods of time.
  • Ability to travel to project sites throughout multiple states

The pay range for this position is $90,000 - $110,000 annualized and is bonus eligible.
