The Role:
This role has two salary ranges, depending on the level at which the candidate is hired:
  • Development Team Member: $71,800.00 - $119,600.00
  • Development Manager: $113,000.00 - $188,400.00

The final level will be determined based on each candidate's professional experience, qualifications, and overall fit for the role.
Development Team Member / Development Manager
At Vivmark Residential, our Development team is responsible for identifying, evaluating, and executing multifamily and mixed-use development opportunities that create long-term value for our residents, investors, and communities.
We are seeking a Development Team Member or Development Manager to support and lead various aspects of the real estate development process, from site evaluation and financial analysis through project execution and delivery. The level will be determined based on experience and qualifications.
What You'll Do:
As a member of the Development team, you will play a key role in evaluating new opportunities, managing active developments, and coordinating with internal and external stakeholders to advance projects from concept through completion.
Responsibilities may include:
  • Supporting and leading development feasibility and investment analysis
  • Creating and maintaining financial models and development pro formas
  • Conducting market research, demographic analysis, and competitive assessments
  • Participating in site acquisition evaluations and due diligence efforts
  • Preparing investment committee presentations and recommendations
  • Managing project budgets, soft costs, schedules, and reporting
  • Coordinating with architects, engineers, contractors, land use attorneys, and consultants
  • Reviewing and managing consultant proposals, contracts, and deliverables
  • Partnering closely with Development, Design, Construction, Operations, Investments, and Asset Management teams
  • Monitoring project performance, identifying risks, and driving solutions
  • Developing relationships with municipalities, community stakeholders, brokers, consultants, and industry partners
  • Preparing monthly, quarterly, and ad hoc reporting for active development projects

What We're Looking For:
Development Team Member Candidates
  • Bachelor's degree required
  • Strong analytical, organizational, and project management skills
  • Interest in real estate development, construction, investments, finance, design, or related fields
  • Ability to manage multiple priorities in a fast-paced environment
  • Strong Excel, financial analysis, and presentation skills

Development Manager Candidates
  • Bachelor's degree
  • 3+ years of relevant experience in real estate development, investments, construction, asset management, finance, or a related field
  • Demonstrated experience managing development projects, due diligence efforts, and financial analysis
  • Ability to independently manage multiple projects and stakeholders
  • Strong communication, negotiation, and relationship management skills

Preferred Qualifications:
  • MBA with a concentration in Real Estate, Master's in Real Estate Development, or similar advanced degree
  • Industry certifications such as LEED
  • Multifamily, mixed-use, or commercial real estate experience
