Job Description
What does this role entail? The Concierge acts as the first point of contact and image ambassador representing the community to neighboring businesses, prospects, and residents to ensure the ultimate level of customer service is maintained.
Essential Roles You Will Play:
People-Focused:
Greets everyone that enters the lobby in person to assess needs and notify the necessary person of their arrival. Each guest should be walked to their destination, if possible, without leaving the lobby or guided by escorting them as far as possible. Follows-up with prospects and new residents to ensure satisfaction by sending e- mail, thank-you notes, and cards or making telephone calls and other face-to-face contacts to finalize decisions to lease and/or renew. Residents should be assisted with service requests by logging into the system and called on their birthday. Residents should also be assisted with any concierge needs (taxi, dinner reservations, etc.).
Collaboration:
Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s). This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
Integrity:
Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary. Manage technology inventory needed to assist prospects with the leasing process (iPads, tablets). Act as liaison between community, residents, or prospects and any neighborhood organization (HOA, COA, Club Services). Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater Residential's policies and performance expectations.
Service:
Executes and performs activities in support of the property's lease renewal
program by preparing and delivering lease renewal letters and packages for
residents, meeting with and contacting renewing residents in advance of
move-out dates, and ensuring that lease renewal documents are signed and
implemented on time.
Results-Driven:
Ensures that the lobby, property, and show units meet the Company's standards for show quality by daily in person inspections of the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
Experience-Centric:
Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, email, and other websites), and following other property-specific marketing plans, drives, and special programs. Uses the on-site property management software application (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents as well as updates published building calendars (Building Link, Active Building, etc.). This includes, but is not limited to, managing all rentable areas (conference rooms, micro-offices, elevators, club room, etc.). Concierge will also be responsible for the set-up and breakdown of these areas for any events hosted by the community or ownership group.
Innovation:
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results by updating the Market Survey, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.

Work Hours and Work Enviorment:
Schedule - 40 Hours in a regular work week.
Typical Site Hours of Operation (may vary by site):
• Monday - Friday: 9am - 6pm
• Saturday: 10am - 5pm
• Sunday: 1pm - 5pm
Essential Requirement:
• Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied. • Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous. • Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays.

Education:
High School Diploma
Experience Preferred: Property Management and Customer Service background sufficient to manage the day-to-day grounds operation of an apartment community.
Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
Licenses: Current Valid Driver's License
Certifications: None
Weights Requirement: Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and 150 pounds with assistance.
Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
Travel Requirements: Routine local travel may be required to run business-related errands including but not limited to meetings and training. Non-local travel may be required up for business-related responsibilities.
