The Assistant Service Manager is responsible for supporting the Service Manager in maintaining the overall physical condition and appearance of the community. This role assists with overseeing daily maintenance operations, property upkeep, preventative maintenance programs, inventory control, vendor coordination, and completion of service requests to ensure a safe, clean, and well-maintained environment for residents and team members.

Essential Duties and Responsibilities of Ideal Candidate:
  • Be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Community Manager or Service Manager.
  • Diagnose and perform minor or routine maintenance or repair, as directed.
  • Remove and transfer appliances and equipment from the storage area to the apartment (or vice versa) as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to the dumpster.
  • You may be required to perform on-call emergency service as requested. You will respond immediately to all emergency after-hours calls and arrive at the property no more than an hour after a call comes in.
  • Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.
What you’ll need to Succeed:
  • A clear understanding of business concepts, processes and the principles of strategic thinking
  • Comprehensive knowledge and understanding of multifamily operations including people management, financial reporting, problem-solving, sales, maintenance and resident relations.
  • Must be able to access all apartment homes and parts of the community to show the home to potential residents; inspect all areas of community, etc.
  • Ability to visually inspect apartment homes, grounds, and other aspects of the community to determine that standards are met
  • Knowledge in maintenance to include carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing and waxing, use of power tools (pools and irrigation systems where necessary)
  • Ability to speak, listen, read, and write English with sufficiency to maintain a safe environment at all times, which is a business necessity, as further detailed above.
  • Must provide own tools where applicable
  • High School Diploma or GED required
  • 1-3 years of experience in Property Management
  • HVAC certification required
  • CPO certification required
