POSITION SUMMARY:

The Assistant Property Manager is responsible for performing day-to-day activities related to assisting the Property Manager in the management of seven commercial retail properties.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Assist property manager with day-to-day operations of seven retail shopping centers. Create positive relationships with tenants, vendors and other team members.
  • Assist in coordination and follow up of maintenance services to prioritize and dispatch service requests. Follow up to ensure timely completion.
  • Assist in solicitation and preparation of vendor bids and contracts.
  • Assist in rent collections including follow up on delinquencies and preparation of late notices.
  • Track, code, and process vendor invoices using property management payable software.
  • Conducts periodic property inspections, note deficiencies, suggest and implement solutions.
  • Assist with tracking service contracts and certificates of insurance.
  • Manage tenant certificates of insurance collection and coordination.
  • Move-in/Move-out coordination including tracking construction documents, permits, welcome letters, certificates of insurance, processing tenant improvement reimbursements etc.
  • Assist in planning, preparing and implementing operating budgets for properties, assist in planning for long-term financial goals and objectives.
  • Assist with other Property Management and/or accounting duties as needed.

QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:

  • High school diploma required. Bachelor's degree preferred.
  • 1-3 years of commercial retail real estate management experience preferred.
  • Valid driver’s license and private vehicle transportation.
  • Proficient in Microsoft Word and Excel. Able to create spreadsheets, utilize formulas and tables.
  • Experience with Microsoft O365, MRI or other property accounting software and AvidExchange or other bill pay software preferred.

PHYSICAL AND ENVIRONMENTAL REQUIREMENTSl

  • Requires the use of a computer screen for extended periods.
  • Occasional lifting of up to 30 lbs.
  • Extended working hours and travel may be necessary.
  • Possible limited, local travel.
  • This position may require the ability to remain in a stationary position (standing and/or seated)
