Job description

Assistant Property Managers are responsible for maintaining accurate property records including collecting rental payments, deposits, and other bookkeeping duties. Assisting the Property Manager with daily operations including walking vacant apartment homes, preparing and executing eviction process.
1. Safety and Office Protocol:
• Must complete all assigned Francis Property Management training.
• Always wear proper identification (Francis Name Tag).
• Utilize the Francis issued iPad and Checkpoint ID to properly validate prospective residents before beginning the touring/leasing process.
• Communicate with other team members if leaving the office for an extended period of time.
• Wear proper PPE (Personal Protective Equipment) when required by a supervisor.
• Wear professional office attire, and footwear per the Francis guidelines.
• Report any possible risks on the property including lights out, trip hazards, exposed wires, etc.
2. Primary Responsibilities:
• Collecting rental payments, security deposits, and other bookkeeping duties.
• Submit "bad debt" to appropriate entities and complete the bad debt reporting.
• Walk and inspect vacant apartment homes and prepare final account statements for the residents who have moved out.
• Assisting the leasing team with daily operation tasks and interactions, IE showing apartment homes, greeting residents/prospects, and answering office phone calls.
• Complete the "Closeout" reporting. Monitoring the GPR and Aged Receivables throughout the month.
• Oversee the notice to vacate process and communicating acknowledgement of notices with the residents/resident record management.
• Assist with managing resident inquiries and concerns.
• Assist the Property Manager with other projects as needed.
• Assist with resident events and any other property assigned events.
• Please keep in mind this position is a "team player" position and all team members are to be responsible for the general upkeep and cleanliness of the community. IE assisting with waste pick-up.

4. Physical Requirements:
• Requires walking and climbing stairs to units for inspections after residents move out and to tour the community with prospects.
• Work may involve sitting for extended period of time using repetitive motion of wrists, hands, and fingers to operate computer and keyboard, as well as telephone.
• High attention and mental demands including the ability to prioritize and process information with accuracy and clarity.
