Job description

Purpose –

The Project Manager manages heavy civil, site development, commercial building, and general contracting projects from inception through completion. This position requires a well-rounded construction professional with experience across multiple scopes of work rather than specialization in a single trade. The ideal candidate does not need to be an expert in every discipline but should have a working knowledge of civil, sitework, structural, architectural, mechanical, electrical, and plumbing construction. Collaboration and cooperation among the entire project team are imperative; we function as a team, or we fail.

Duties and Responsibilities:

  • Provides and drives the project vision established in collaboration with the client, company leadership, project team, subcontractors, and other stakeholders.
  • Leads and motivates project team members to achieve project goals.
  • Effectively communicates project expectations, constraints, schedules, and objectives.
  • Maintains a high level of professionalism with clients, subcontractors, employees, and industry partners.
  • Oversee heavy civil, site development, commercial building, and general contracting projects from start to finish.
  • Develops and maintains master project schedules and communicates updates to subcontractors, suppliers, owners, and field personnel.
  • Reviews engineering plans and specifications to identify scopes of work and prepare accurate quantity takeoffs.
  • Develops subcontractor requirements and supplier scopes for review with divisional management.
  • Coordinates multiple scopes of work, including sitework, utilities, concrete, structural, architectural, mechanical, electrical, and plumbing.
  • Reviews submittals to ensure compliance with project drawings and specifications.
  • Performs cost analyses for various construction methods and project alternatives.
  • Collaborate with field personnel to develop three-week look-ahead schedules for self-performed and subcontracted work.
  • Monitors projects to ensure compliance with company policies, contractual requirements, and applicable regulations.
  • Oversee purchasing activities to ensure quality materials are delivered on time and at competitive costs.
  • Manages change-order documentation, justification, pricing, and approval.
  • Coordinates with engineers, inspectors, clients, owners’ representatives, subcontractors, and suppliers to identify and resolve project issues.
  • Reviews field construction activities and provide support to keep projects on schedule and within budget.
  • Coordinates with Superintendents and subcontractors to ensure all work meets project plans, specifications, quality standards, and contractual requirements.
  • Administers project policies, procedures, and expectations to subcontractors.
  • Controls and tracks project costs to maintain profitability.
  • Prepares monthly cost-to-complete reports for division leadership and company ownership.
  • Maintains positive project cash flow and provides monthly sales projections.
  • Conduct regular project inspections and evaluates work progress and quality.
  • Maintains a working knowledge of heavy civil, sitework, structural, architectural, mechanical, electrical, and plumbing construction methods.
  • Continuously supports company safety initiatives and assists field supervision in addressing conditions requiring attention.

Education and Experience:

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related discipline preferred. Equivalent industry experience will also be considered.
  • Five or more years of construction management experience with a general contractor or similarly positioned construction company, including experience leading projects as a Project Manager, Assistant Project Manager, or Superintendent.
  • Previous experience working as a Foreman and Superintendent on a similar project is a plus.
  • Estimating experience is a strong plus.
  • Proven ability to develop and manage project budgets, schedules, contracts, and cost projections.
  • Strong prioritization and organizational skills, and detail oriented.
  • Strong leadership, communication, organizational, and problem-solving skills.
  • Proficient in Microsoft Office Suite, Primavera, Vista, and Procore
