DESCRIPTION:

A project Manager will work as the company's principal representative for the administrative and technical management of the construction project. Supervises all activities related to Contract Administration, Document Control, Change Orders, Submittals, Procurement and Schedule. Works closely with Estimating during pre-construction process. In conjunction with the Preconstruction Department, interfaces with owners, A/E's suppliers, and subcontractors to resolve constructability and/or value engineering matters during negotiation and contract execution. Performs all essential functions and responsibilities in conjunction with the company's values and beliefs and in alignment with RAC's policies so that the client's full satisfaction and at the Company's expected levels of safety, quality and profitability are obtained.

Duties:

Project Startup and Closeout

  • Reviews owner contract and ensures compliance

  • Buyout contract in accordance with corporate policy

  • Manages development of master project schedule

  • Manages development of site-specific Quality Control Program

  • Identifies critical issues and milestones

  • Assists in the establishment of objectives

  • Assists in the establishment of procedures

  • Assists in the establishment of performance standards

  • Reviews budgets and scopes with Preconstruction Department

Forecasting and Planning

  • Manages schedule updates

  • Leads regular project planning meetings

  • Manages project budget

  • Identifies potential additional cost issues and forecasts accordingly

  • Prepares project reports in accordance with corporate policy

Manage Subcontractor Participation

  • Works closely with the project Superintendent

  • Effectively resolves problems in a manner that benefits the project, RAC, and Owner

  • Understands when to obtain approval and involve upper management

  • Project is built in compliance with contract

  • Project is on schedule

  • Project is within budget

  • Ensures that safety is properly incorporated into job planning and execution

  • Assumes all functions and responsibilities of Asst. Project Manager if one is not assigned to project

  • Assumes additional responsibilities deemed appropriate by supervisor

Contract Management

  • Manages the development of a GMP or Lump Sum Contract

  • Evaluates and negotiates subcontractor change requests

  • Prepares subcontracts and purchase orders

  • Prepares subcontract and owner Change Orders

  • Prepares Monthly Owner Requisitions

  • Maintains continuous knowledge of jobsite expenditures/back charges

  • Analyzes financial ability of subcontractors to perform

  • Prepares revenue projections

  • Manages cash flow

  • Manages rental equipment

  • Ensures all contractual requirements of Subcontractor/Vendor have been fulfilled prior to their mobilization.

  • Manages income/expenses

  • Administers Owner Purchase Program

  • Manages miscellaneous job expenditures

  • Evaluates and approves payment applications and invoices

  • Manages project assets

  • Enforces Company bonding and insurance policies

  • Manages Change Order process

  • Prepares monthly analysis

  • Conducts weekly and monthly review (study) of job cost reports

  • Prepares and distributes monthly updates

  • Develops Look-Ahead Schedules

  • Manages document control in accordance with corporate policy

  • Manages company's quality control program on the project

  • Alert to deviation from RAC's quality standards

REQUIREMENTS:

  • Four (4) year Construction/Engineering Degree or equivalent combination of technical training and related experience, plus a minimum of Eight (8) years' experience in construction, design, finance and management required.

  • Must be able to apply innovative and effective management techniques to maximize employee performance.

  • Thorough understanding of industry practices, processes, standards and their impact on project activities important. Proficiency in RAC's computer software and keyboarding necessary (P6 CPM Schedule software, JDE, Procore, MS Word, Excel, AIA Contract Documents).

  • Excellent communications and interpersonal skills required. Advanced knowledge of various construction disciplines, safety regulations, scheduling, cost control, quality control, engineering drawings, and other construction documents.
