Project Manager / Assistant Project Manager - Residential Construction


Kennebunk, ME (Southern Maine) | Full-Time

Nautilus Construction is a design-build firm serving Southern Maine for over 20 years. We specialize in custom coastal homes, additions, and remodels -- blending Maine craftsmanship with modern transparency (Co-Construct).

We're looking for a Project Manager or Assistant Project Manager to join our team. Whether you're an experienced PM ready to lead or an Assistant PM ready to grow -- we have a seat for you.

What You'll Do

  • Manage or support projects from pre-construction through completion
  • Own or assist with scheduling, micro-scheduling, and weekly look-aheads
  • Lead or participate in weekly meetings with Lead Carpenters; track To-Do's and action items
  • Price, prepare, and present change orders to clients
  • Manage or assist with material specs and decisions; order long-lead items (windows, doors, cabinets, fixtures)
  • Read job logs daily; flag and follow up on action items
  • Coordinate with architects, engineers, and consultants
  • Negotiate or support subcontractor and supplier contracts
  • Approve expenditures; implement cost-saving measures
  • Enforce safety and quality control standards
  • Maintain accurate documentation in Co-Construct (or similar)
  • Provide regular updates to clients and senior management



What You Bring

For Assistant Project Managers:

  • 1-3 years of residential construction experience (co-op/internships count!)
  • Degree or diploma in Construction Management, Architecture, or related field preferred
  • Basic knowledge of construction processes and materials
  • Proficiency with Microsoft Office (Excel, Word, Outlook)
  • Strong organizational and communication skills
  • Self-directed, proactive, and solutions-oriented
  • Eager to learn and grow into a Project Manager role

For Experienced Project Managers:

  • 5+ years residential construction project management experience
  • Design-build experience preferred
  • Experience managing projects 500k-2M+
  • Strong knowledge of construction processes, materials, and Maine building codes
  • Proficiency with project management software (Co-Construct a plus)
  • Excellent organizational, communication, and leadership skills
  • Self-directed, proactive, and solutions-oriented
  • Bachelor's in Construction Management, Architecture, or related field preferred
  • PMP certification preferred
