Building Systems Manager

Are you looking for a new opportunity in your maintenance career? As the Building Systems Manager at AMLI Fountain Place, you will be responsible for the operational integrity, coordination of preventative maintenance, and continuous performance optimization of critical building systems in a 46-story residential high-rise in downtown Dallas.

This hands-on role combines advanced technical expertise in complex building infrastructure with support for day-to-day residential maintenance needs. The ideal candidate will possess strong knowledge of commercial-grade mechanical, electrical, plumbing, and control systems, with the ability to troubleshoot, coordinate repairs, and ensure compliance with resident comfort and safety standards.

Duties Include:

System Management & Technical Oversight

  • Oversee performance, maintenance, diagnostics, and repair for the following core building systems:
    • Water Source Heat Pumps
    • Plate & Frame Heat Exchangers
    • Closed/Open Loop Water Treatment Systems
    • Cooling Towers
    • Natural Gas Boilers
    • Hydronic and Domestic Circulation Pumps
    • Standby Natural Gas Generators
    • Building Automation Systems (BAS)
    • Variable Air Volume (VAV) Systems
    • Direct Outdoor Air Systems (DOAS)
    • Make-Up Air Units (MAU)
    • Exhaust Fan and Ventilation Systems
    • Garage CO/NO? Ventilation Control Systems
    • Domestic Water Booster Pump Systems
    • Electrical Distribution Infrastructure
    • Fire Alarm, Fire Pump, and Wet/Dry Sprinkler Systems
    • Traction Elevator Systems
    • Swimming Pool Circulation, Heating, and Treatment Equipment
    • Building Maintenance Unit (BMU) for facade access

Preventive Maintenance & Compliance

  • Schedule, perform, or coordinate preventive maintenance tasks according to OEM recommendations and internal protocols.
  • Maintain accurate records of inspections, repairs, and certifications for all mechanical and life safety systems.
  • Ensure compliance with local, state, and national codes (e.g., NFPA, ASHRAE, NEC).
  • Participate in and lead building inspections, audits, and testing (e.g., fire alarm drills and generator load tests).

Resident Unit Support (As Needed)

  • Assist with residential service calls during periods of high demand or staff absences.
  • Troubleshoot and repair common in-unit issues related to:
    • HVAC systems
    • Appliances (electric/gas)
    • Plumbing (leaks, fixtures, blockages)
    • Electrical (outlets, lighting, breakers)

Required Qualifications:

  • 7+ years of experience in building systems operations, preferably in high-rise residential or commercial buildings.
  • Strong working knowledge of commercial MEP systems listed above.
  • Experience with building automation systems (Alerton preferred).
  • Ability to read mechanical, electrical, and plumbing schematics.
  • EPA 608 Certification is required; additional certifications (e.g., HVAC, boiler operator, BAS) are preferred.
  • Understanding of water treatment principles for both open and closed loop systems.
  • Familiarity with vertical transportation and pool equipment maintenance.

Physical Demands: While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and reach with hands and arms. The employee is frequently required to walk, climb, balance, and talk or hear. The employee is frequently required to sit, stoop, kneel, squat, or crawl. The employee must regularly lift 25 pounds or more and often move over 100 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
