Business Manager, Property Operations 

The Business Manager, Property Operations plays a critical role in supporting regional property portfolios by driving operational efficiency, financial performance, and compliance. This role partners closely with regional and site leadership to oversee key operational functions including occupancy management, maintenance oversight, financial controls, and regulatory compliance, ensuring consistent execution of Asset Living standards and client expectations. *Must reside in Reno, Nevada


Essential Duties & Responsibilities

Occupancy Management 

  • Support resident retention strategies and renewal workflows 
  • Address resident concerns and escalations in a timely and professional manner 
  • Oversee tenant-based voucher administration and related compliance requirements

Property Maintenance Oversight 

  • Monitor maintenance follow-up, service quality, and resident satisfaction 
  • Partner with site teams to ensure timely completion of work orders and preventive maintenance 

Financial Management

  • Oversee delinquency, collections, and rent recovery efforts 
  • Ensure compliance with jurisdictional timelines for move-outs and charges 
  • Track and report capital expenditures in alignment with approved budgets 
  • Oversee invoice processing, including PO-to-invoice matching and vendor payment workflows 
  • Manage vendor invoice receipt and coordination with Accounts Payable 

Compliance & Legal 

  • Ensure adherence to federal, state, and local regulations, as well as Asset Living policies 
  • Support legal processes related to lease enforcement, evictions, and resident disputes 
  • Coordinate with attorneys and internal stakeholders while ensuring jurisdictional compliance 

Portfolio Performance & Collaboration

  • Partner with Regional Portfolio Managers, Community Managers, and Leasing teams to drive portfolio KPIs 
  • Analyze operational and financial data to identify trends, risks, and improvement opportunities 
  • Support consistent execution of Asset Living operational standards across assigned properties

Education & Experience

  • High school diploma or equivalent required; Bachelor's degree in Business Administration, Real Estate, Property Management, or a related field preferred 
  • Minimum of three (3) years of experience in multifamily property management, operations, or asset management
  • Proficiency with property management systems such as Yardi, RealPage, MRI, or similar platforms
  • Strong working knowledge of Microsoft Office Suite and Google Workspace tools
  • Demonstrated understanding of leasing operations, financial management, and regulatory compliance 
  • Strong written and verbal communication skills; bilingual (Spanish/English) preferred 
  • Travel Requirement: This position may entail travel, estimated at 10% of work time annually for property visits or internal meetings.
