Assistant Project Manager - Commercial Construction
Location: Raleigh/Cary, NC
Job Type: Full-Time
Reports To: Project Manager
About Us
We are a growing commercial general contractor specializing in multifamily, senior living, mixed-use, and commercial construction projects throughout the Southeast. We pride ourselves on building quality communities while fostering strong relationships with owners, architects, consultants, subcontractors, and our field teams.
We are seeking an organized, motivated, and detail-oriented Assistant Project Manager (APM) to join our team. This position offers an excellent opportunity to work alongside experienced Project Managers while gaining exposure to all phases of commercial construction.
Position Summary
The Assistant Project Manager provides support to the Project Management team from project buyout through closeout. This individual will assist in coordinating subcontractors, managing project documentation, tracking costs, scheduling, and ensuring projects remain on schedule and within budget while maintaining the highest quality standards. This position is designed as a training route to become a full time Project Manager. We are considering all types of construction background for this position.
Responsibilities
Project Administration
  • Assist Project Managers in the day-to-day management of commercial construction projects.
  • Prepare and maintain project documentation. (change order, RFI's, Submittals, etc.)
  • Coordinate with Owners, Architects, Engineers, Consultants, and subcontractors.
  • Attend project meetings and distribute meeting minutes.
  • Maintain project files in Procore (or similar software).
  • Assist in weekly job progress reports to appropriate stakeholders.
  • Track permits, inspections, and project documentation.

Contract Administration
  • Assist in preparing subcontract agreements.
  • Issue purchase orders.
  • Process subcontractor pay applications.
  • Review lien waivers and insurance certificates.
  • Track contract compliance.
  • Assist with project buyout.

Cost Control
  • Assist in preparing project budgets.
  • Monitor project costs.
  • Track pending change orders.
  • Prepare Owner and subcontractor change orders.
  • Assist with monthly cost projections.
  • Maintain accurate budget reports.

Scheduling
  • Assist in maintaining project schedules.
  • Coordinate procurement activities.
  • Track long-lead materials.
  • Help identify schedule impacts.
  • Coordinate deliveries with field personnel.

Field Coordination
  • Work closely with Superintendents.
  • Assist with preconstruction meetings.
  • Coordinate subcontractor activities as needed.
  • Track punch list completion.
  • Support quality control efforts.

Project Closeout
  • Assemble O&M manuals.
  • Coordinate warranty documentation.
  • Obtain final inspections.
  • Track final lien releases.
  • Assist with Owner turnover packages.
