Job description

We are seeking an experienced Superintendent who is customer service-focused, detail-oriented and hard-working to join the team at a high-rise condominium building in downtown Ottawa. The employer for this position isa CondominiumCorporation that is managed by Apollo Property Management.


This position offers:

The successful candidate is a team-oriented, organized, self-motivated individual who is able to multi-task, has excellent communication skills and is able to work in a fast-paced environment. Please note that this is a non-smoking condominium. Pets are permitted within individual units but are not permitted to be walked in the building's common areas. Salary commensurate with experience.

Position Description:

  • Performs minor electrical, minor plumbing repairs and maintenance
  • Responds to owner/resident requests/complaints in a courteous, friendly, prompt and professional manner while on-site, when requested by the Property Manager
  • Completes building inspections on a daily basis including exterior site inspections and reports any problems to the Property Manager
  • Supervises contractors working on site, ensures scope of work is being completed, reviews and reports to the Property Manager when work is completed
  • Maintains and checks operating logs
  • Assists the Property Manager, as required, to efficiently maintain the property
  • Maintains suitable inventory of building maintenance and cleaning supplies
  • Participates in a rotating emergency after hours on call schedule
  • Promotes and maintains site safety and security
  • Maintains and/or assists in grounds keeping and exterior repairs
  • Ensures that work areas and mechanical rooms are clean and properly maintained
  • Ensures that all equipment is functioning properly, completes list of all belts sizes, motor specifications and filters on the following: pumps, fire protection panel and sprinkler systems, utility meters, water treatment, HVAC systems (which includes cooling towers and heating coils)
  • Prepares all garbage and recycling bins for pick-up, returns bins
  • Ensures that garbage/recycle rooms are clean
  • Monitor persons hired for cleaning and reports any deviations
  • Receive complaints and work orders from residents and take required actions
  • Carry out scheduled inspections of condominium units
  • Assist with monthly building inspections
  • Responsible for snow removal at all entrances and sidewalks
  • Maintain exterior grounds, lawns, plants, shrubs, trees and flowers
  • Maintain amenities
  • Perform emergency cleaning
  • Prepare elevators for move-ins and move-outs

Required Skills/Qualifications:

  • High School Diploma or Equivalent
  • Minimum 5 years high-rise building maintenance experience
  • Knowledge of Fire Plan and Workplace Safety Programs
  • Customer focused personality
  • Excellent communication skills
  • Strong attention to detail and ability to work independently
  • Experience with the use of maintaining Condominium building mechanical systems
  • Knowledge and experience of preventive maintenance techniques
  • Knowledge and experience of swimming pool maintenance, considered an asset
  • Prior experience in the Property Management industry, considered an asset
  • Criminal record check required
