The Opportunity

Arcan Capital is seeking a mid-level Asset Manager to join our investment and portfolio management team at our Atlanta headquarters. This role sits at the intersection of ownership and operations — working closely with property management, accounting, and executive leadership to protect and grow the performance of a multi-state multifamily portfolio. The ideal candidate brings 3-5 years of asset management or related real estate experience and is eager to take on increasing ownership of a defined set of assets.
 
What You'll Do

• Monitor the financial and operational performance of an assigned portfolio of multifamily assets across Arcan's markets, tracking results against budget and business plan.
• Partner with property management teams to drive revenue growth, expense discipline, occupancy, and resident retention at the property level.
• Prepare and analyze monthly, quarterly, and annual asset performance reports, variance explanations, and investor-facing summaries.
• Support annual budgeting and business planning for assigned properties, including capital expenditure planning and prioritization.
• Conduct regular site visits and market surveys to assess property condition, competitive positioning, and local market trends.
• Assist with due diligence, underwriting support, and integration planning for new acquisitions.
• Monitor loan covenants, insurance requirements, and other ownership-level compliance obligations in coordination with internal teams.
• Identify value-add opportunities and operational improvements, and help drive execution alongside property and regional teams.
• Present portfolio performance and recommendations to senior leadership.
 
What We're Looking For

• 3-5 years of experience in asset management, real estate investment, property management oversight, or a related analytical role, preferably in multifamily real estate.
• Bachelor's degree in real estate, finance, business, or a related field (or equivalent experience).
• Strong financial acumen, including comfort with property-level P&Ls, budgeting, and variance analysis.
• Proficiency in Excel; experience with Yardi or a comparable property management/accounting platform is a plus.
• Excellent written and verbal communication skills, with the ability to translate data into clear, actionable insights.
• Strong organizational skills and the ability to manage multiple assets and priorities simultaneously.
• Willingness to travel periodically to properties across Arcan's operating markets (GA, AL, FL, SC, NC).
• A collaborative, ownership-minded approach and sound judgment in a fast-paced, entrepreneurial environment.

Compensation for this role is based on experience and the duties of the role, plus a competitive benefits package including health, dental, and vision insurance, 401(k) with company match, and paid time off.
Location

This position is based at Arcan Capital's headquarters in Atlanta, GA (3715 Northside Parkway, Building 100, Suite 350, Atlanta, GA 30327), with periodic travel to properties across the portfolio.
