Job description

We’re seeking a highly analytical real estate professional to support financial diligence and modeling for commercial properties, including office, retail, mixed-use, and industrial assets. This role is heavily analysis-driven, deadline-focused, and ideal for someone who thrives in complex, detail-oriented work.


Advanced Argus Enterprise experience is required, along with hands-on expertise using Truss Software and its Robotic Process Automation tools.


What You’ll Do

Financial Analysis & Diligence

  • Analyze historical P&Ls and trend performance against current and forward-looking projections
  • Identify risks, trends, and material variances and clearly document findings in diligence reports
  • Review accounts receivable, tenant payment behavior, and bad debt trends

Modeling & Software

  • Build complex Argus Enterprise models from scratch (100+ models)
  • Audit broker and client Argus models
  • Generate reports using XL4ADW through Truss Software
  • Apply Truss automation tools to streamline analysis and reporting

Revenue, Expense & CAM Review

  • Analyze year-over-year changes in rental income, CAM, tax recoveries, and other revenues
  • Perform variance analysis on operating expenses and capital expenditures
  • Audit CAM and tax reconciliations against lease documents and Argus projections
  • Identify discrepancies between lease terms, historical billings, and modeled results

Lease, Property Ops & Contracts

  • Review lease abstracts and interpret accounting reports
  • Maintain strong knowledge of commercial property operations across asset types
  • Prepare schedules of contracted services (cleaning, landscaping, security, etc.), including terms and termination rights

Real Estate Taxes

  • Review tax invoices, assessments, and appeals
  • Identify reassessment triggers and potential future tax changes by coordinating with tax authorities


What We’re Looking For

Experience

  • 3+ years of analytical real estate experience
  • Advanced Argus Enterprise and Truss Software expertise (required)

Education

  • Undergraduate degree required; graduate degree preferred
  • Background in finance or mathematics strongly preferred
  • Math majors and technical degrees (engineering, data science) are a plus

Skills

  • Strong financial, analytical, and auditing capabilities
  • High attention to detail and accountability for work product
  • Excellent written and verbal communication skills
  • Ability to manage multiple deadlines and complex analyses
  • Basic understanding of the real estate appraisal process
  • Advanced proficiency with analytical and financial software tools


Compensation: $140k-$225k Based on experience(Also a sign-on or Relocation bonus)
