Job description

Manager, Market Strategy & Real Estate Analytics

As a Manager, Market Strategy & Real Estate Analytics at Dollar Tree, you will lead the development and integration of spatial analytics and advanced data techniques into key business processes, including real estate market planning, site selection, and financial analysis. You will guide a team responsible for driving strategic initiatives related to store deployment and market optimization, while enhancing forecasting and analytical capabilities that directly impact business performance.

You will partner closely with Real Estate, Finance, Operations, and senior leadership to implement data-driven strategies, optimize the existing store portfolio, and support future growth.

Your Day-to-Day Responsibilities Include:

Real Estate Strategy & Market Planning

  • Lead a team responsible for developing and managing strategic real estate initiatives

  • Leverage data and analytics to drive optimal deployment strategies for new stores, relocations, and expansions

  • Support market optimization efforts by identifying ideal locations for new store growth

  • Partner with Real Estate to implement strategies and measure progress against business goals

Portfolio Optimization & Performance Analysis

  • Optimize the performance of the existing store portfolio

  • Identify and prioritize stores for relocation, expansion, remodeling, corporate initiatives, or operational improvements

  • Identify underperforming stores and partner with Operations, Real Estate, and senior leadership to develop improvement plans or assess closure impacts, including sales recapture forecasts and financial write-offs

  • Identify outperforming stores and leverage learnings to the rest of the portfolio

Advanced Analytics & Forecasting

  • Collaborate with the Site Analytics team to develop and manage sales forecasting processes for Real Estate and Finance

  • Incorporate spatial analytics and advanced statistical techniques into site selection and forecasting

  • Identify and analyze key drivers of sales performance and cannibalization

  • Assess the impact of competitors and competitive activity on overall business performance

  • Develop profitability projections for new, relocated, and expanded stores using statistical modeling

  • Analyze historical performance to continuously improve forecasting accuracy

Reporting & Insights

  • Support departmental reporting using tools such as Excel, Tableau, PowerBI, and GIS, including:

    • New and relocated store performance and pro forma accuracy

    • Fiscal budgeting for new and relocated stores

    • Strategic initiative reporting

    • Quarterly earnings call support

  • Monitor, report on, and incorporate store-level P&L trends into analyses and communications with senior leadership

Data, Tools & Process Improvement

  • Partner with the GIS team to leverage existing data and guide development of new data processes using ESRI ArcGIS Pro

  • Conduct ad hoc analyses for senior leadership to support decision-making

  • Continuously identify and implement business process improvements

  • Research and leverage new data sources and analytical techniques to drive insights

  • Support the Director of Market Strategy in identifying opportunities to improve data sources, statistical methodologies, and processes

  • Source new data and collaborate with data owners across the organization to ensure access to relevant information

  • Build, implement, document, maintain, and enhance analytical models and scripts to capture opportunities, leveraging data management tools and other statistical packages.

Team Leadership & Development

  • Lead, mentor, and develop analysts on the team

  • Foster a high-performing, data-driven team environment

Minimum Requirements:

  • Bachelor's degree in Analytics, Data Science, Economics, Finance, Statistics, Geography, or a related field

  • 5+ years of experience in analytics, real estate analytics, market planning, or a related field

  • 2+ years of experience leading or mentoring team members

  • Strong experience with data analysis tools such as Excel, Tableau, PowerBI, and GIS platforms

  • Experience with statistical analysis and developing regression-based models

  • Ability to analyze complex datasets and translate findings into actionable business insights

  • Experience working cross-functionally with Real Estate, Finance, Operations, and senior leadership

  • Strong communication and presentation skills, with the ability to influence decision-making

  • High level of initiative, willingness to assume responsibility, and ability to multi-task while meeting multiple deadlines

  • Attention to detail required

  • Willingness to travel (5% - 10%)

Desired Requirements:

  • Master Degree in business or quantitative discipline

  • Experience with Alteryx, Tableau, Python, ArcGIS, R or other advanced statistical packages
