About the Role
At The Arena Group, we believe that quality student living starts with smooth running properties - and behind every smooth-running community is a top-tier Maintenance Technician. We're seeking a skilled, solutions-focused Maintenance Technician to join our team and help us deliver safe, efficient, and well-maintained living experiences across our portfolio of student housing communities.
You'll be the boots-on-the-ground problem solver who keeps our communities - like The Barracks Townhomes, The Harbor, Charleston Mills, and University Heights - operating smoothly and safely. Key Responsibilities
Work Orders:
Respond to and complete maintenance work orders in a timely and professional manner.
Troubleshoot and repair a variety of facility-related issues, including electrical, plumbing, HVAC, and general repairs.
Ensure all work complies with safety standards and company protocols
Preventative Maintenance:
Perform routine inspections and preventative maintenance on building systems and equipment to prevent future issues.
Maintain accurate records of all maintenance activities and inspections.
Identify areas for improvement and recommend solutions to enhance the longevity of building systems.
Specialized Work Orders:
Complete specialized work orders that require advanced technical skills in areas such as electrical, HVAC, or plumbing.
Collaborate with external contractors or specialized technicians when necessary to complete complex repairs or installations.
Tenant Work Order Communications:
Serve as the primary point of contact for tenant maintenance requests and inquiries.
Provide timely updates on the status of work orders and expected completion times.
Ensure tenant satisfaction by addressing concerns promptly and professionally.
Delegated Tasks:
Assist in completing tasks delegated by the Maintenance Manager or senior leadership.
Collaborate with other maintenance staff and departments to complete projects and repairs as needed.
Provide support for facility upgrades, renovations, or relocations when required.
Qualifications
Hands-On Experience
Proven experience as a Maintenance Technician or in a skilled trade role - preferably in multifamily, student housing, or high-turnover residential environments.
Technical Expertise
Working knowledge of HVAC, electrical, plumbing, carpentry, and general building systems. Certifications (EPA, HVAC, electrical, etc.) are a big plus, but not required.
Problem-Solving Mindset
You can triage a maintenance issue quickly, think on your feet, and come up with efficient solutions without cutting corners.
Safety-First Approach
You understand and follow building codes, safety regulations, and compliance protocols - and ensure others do the same.
Detail-Oriented & Deadline-Driven
You know how to prioritize tasks, keep accurate records, and complete work orders quickly - especially during Make-Ready (Turn) season: July 19 - August 15.
Customer-Focused Attitude
You're not just fixing things - you're interacting with residents. You take pride in delivering professional, respectful service, tidy up after yourself, and resolve issues with intentionality.
Team Player Mentality
You collaborate well with the maintenance team, leasing staff, and leadership. You're dependable, adaptable, and always ready to jump in where needed.
Tech-Enabled & Organized
Comfortable using apps or software to track tasks. Familiarity with platforms like AppFolio or Property Meld is a plus - but we'll train you.
Reliable & Available
You have dependable transportation, can attend weekly team meetings, and are available for occasional evenings/weekends, seasonal on-call rotations, and are available during our Make-Ready (Turn) Period, which is July 19 - August 15th.
