Position Overview Positive Investments, Inc. is seeking a dedicated Leasing Consultant to support our residential property management operations. In this vital role, you will help drive our financial performance, achieve business objectives, and maintain high standards of compliance and community satisfaction. You will act as a key point of contact for our residents and step up to assume responsibility in the absence of the Property Manager.Key ResponsibilitiesOperations & Leasing: Process resident applications, manage lease renewals, and handle rent collection while maintaining budgeted occupancy. Prepare and review daily and weekly traffic and availability reports.Resident Relations: Address and document resident issues, disputes, and maintenance repairs to ensure timely resolutions.Property Management: Conduct routine property inspections to address hazards and ensure excellent common area cleanliness and curb appeal. Assist in selecting and negotiating pricing for vendor services.Marketing & Retention: Execute marketing plans involving advertisements, signage, and models. Conduct market comparable surveys and champion resident retention programs to foster a positive community environment.Compliance & Administration: Ensure all leasing and occupancy decisions comply with fair housing laws and anti-discrimination policies, providing identical availability information to all inquirers. Accurately report general liability, workers' compensation, and asset loss claims.Qualifications & SkillsHigh school diploma or GED required.Minimum of 1 year of property management experience preferred.Effective written and oral communication skills, with the ability to interpret complex documents and build strong working relationships.Comprehensive understanding of basic arithmetic, accounting, and financial statements.Proficiency in Microsoft Word, Excel, Outlook, and Internet research.Physical RequirementsAbility to stand, walk, or sit for extended periods, and lift or move up to 25 pounds.Continuous near vision, depth perception, and finger dexterity for operating office equipment.Ability to touch type (or willingness to learn within the first 90 days of employment).Continuous talking and hearing required for communication with residents and the team..
