About Us

We are a solutions-driven property management company, managing a portfolio of commercial real estate properties totaling over 11mm SF. Our commitment is to develop sound management practices to add long-term value to our client's properties by focusing on asset stabilization, tenant retention strategies, efficient planning of tenant improvements, and a diligent approach to reducing operating costs. 

Current available position:

Located in Durham, NC, serving 690,941 SF. , The Building Engineer will utilize advanced skills to perform complex preventive maintenance and corrective repair of buildings systems, equipment, and grounds. Working under limited supervision monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.

Responsibilities

• Possess clear and effective written and verbal communication skills.

• After hours on-call emergency response.

• Have demonstrated proficiency and experience in utilizing current technology tools (hardware and software).

• Develop and maintain a courteous and service-oriented rapport with all customers (tenants, building occupants, vendors, clients, co-workers).

• Have strong, demonstrated experience operating and troubleshooting HVAC systems and controls.

• Completes maintenance and repair records as required

• Operate building systems, including but not limited to; HVAC BAS, access and lighting controls, fire and life safety systems.

• Effectively perform or direct to be performed routine building maintenance and repair tasks

• Professionally and effectively interact with tenant Facility personnel

• Effectively interact with and direct contracted service providers

• Effectively respond to and resolve tenants’ service calls.

• Maintain relationship with the management and engineering staff to update work orders.

• Aids in the ordering, stocking and inventory of parts and supplies as directed by the Chief Engineer or Assistant Chief Engineer.

• Self-starter, ability and motivation to work independently with minimal direction.

Education

• Minimum of 3 years of related experience and/or trade school training

• High School Diploma or equivalent and a minimum of 3 years of related experience and/or trade school training

• BOMA Engineering School (Recommended)

• SMA Engineering Course (Recommended)

Qualifications

• Three (3) to five (5) years of experience in commercial building maintenance or related industry Skills

• CFC License, and refrigerant licenses preferred

• Strong mechanical aptitude, especially with WSHP systems

• Apprentice or Maintenance electrical license preferred

• Familiar with BAS Systems

• Ability to pass background screen and drug test and must be bondable

• Available to work occasional overtime and provide after-hours on-call emergency response.

• Able to perform the physical requirements of the position.

• Climbing ladders, bending, stooping, lift/carry minimum of 50 pounds, raise arms over head, perform overhead work, work effectively at heights

• Effective communication skills

• Ability to exude calm and confidence in occasionally stressful situations
