Job description

Who We Are

We are a locally owned San Francisco General Engineering Contractor delivering concrete and heavy‐civil infrastructure—roadway reconstruction, utility upgrades, streetscape improvements, and structural concrete—throughout the Bay Area. As we continue to grow, we’re looking for an innovative, self‐directed Project Manager to oversee multiple projects (combined value up to $3 million) from our headquarters, collaborating closely with our field crews and clients.

Key Responsibilities

  • Pre‐Construction & Permitting
    • Prepare subcontract agreements, insurance certificates, and compliance paperwork (local hire, apprenticeship, prevailing wage, LBE).
    • Secure permits and required public notifications (excavation, DBI, towing, 10‐ & 30‐day mailers).
    • Identify and expedite long‐lead materials, approvals, or submittals.
  • Document & Cost Control
    • Prepare, prioritize, and track submittals, RFIs, change orders, and T&M tickets in a single integrated log; secure approvals before they impact construction.
    • Draft RFIs, PCOs, and T&M tags; develop pricing, obtain owner approval, and close each item out.
    • Issue and track time‐and‐materials (T&M) tickets for any non‐contract work, ensuring proper backup and signature.
    • Prepare and submit monthly pay applications; monitor budgets, forecast cost‐to‐complete, and recommend cost‐saving measures.
    • Compile daily reports and safety documentation and collect subcontractor safety paperwork.
  • Scheduling & Coordination
    • Build baseline CPM schedules and 3‐week look‐ahead schedules in Microsoft Project.
    • Lead weekly progress meetings and issue actionable minutes.
    • Ensure critical‐path activities remain on schedule and adjust logic as needed.
    • Coordinate and schedule subcontractors; issue a comprehensive schedule update each month.
  • Stakeholder & Issue Management
    • Notify the owner promptly when conflicts or unforeseen conditions arise.
    • Distinguish contract scope from extra work and initiate change management for out‐of‐scope items.
    • Resolve field conflicts, utility surprises, and public‐access concerns with minimal disruption.
  • Project Close‐Out
    • Drive punch‐list completion, warranties, O&M manuals, final billings, and retention releases.
    • Ensure all PCOs, T&M work, and documentation are closed out for on‐time owner acceptance.

Qualifications

  • Bachelor’s degree in Construction Management or Civil Engineering (equivalent experience considered)
  • 5–10 years managing heavy‐civil/infrastructure projects (roadways, utilities, concrete)
  • Proven success running multiple concurrent projects
  • Hands‐on with RFIs, submittals, change orders, and cost reports
  • Clear communicator and negotiator
  • Able to prioritize and self‐direct in a fast‐moving environment
  • (Preferred) Proficient with Microsoft Project
  • (Preferred) Familiarity with City & County of San Francisco procedures
