Maintenance Supervisor

525 Historic Kempsville | Virginia Beach, VA

Ripley Heatwole Company is seeking an experienced and motivated Maintenance Supervisor to join our team at 525 Historic Kempsville in Virginia Beach. This position is responsible for overseeing the property's maintenance operations, ensuring the community is well-maintained, service requests are completed timely, and residents receive excellent service.

The ideal candidate is a skilled maintenance professional with strong troubleshooting and leadership abilities who takes pride in maintaining a high-quality residential community.

Primary Responsibilities
  • Oversee the day-to-day maintenance operations of the property
  • Perform and oversee building maintenance and general repairs, including:
    • Plumbing
    • Drywall
    • Carpentry
    • Electrical
    • HVAC
    • Appliance repairs
  • Maintain the appearance and condition of all buildings, laundry rooms, clubhouse, grounds, and other common areas
  • Prepare vacant apartments for occupancy and ensure make-ready work is completed timely
  • Schedule and coordinate subcontractors and in-house maintenance staff
  • Complete routine service requests and ensure work orders are addressed promptly
  • Respond to and ensure after-hours emergency requests are handled appropriately while participating in the on-call rotation
  • Provide leadership, direction, and support to maintenance team members
  • Submit weekly property and budget reports as required
  • Monitor maintenance needs and help ensure the property is maintained in a safe, clean, and attractive condition
Qualifications
  • Previous experience in apartment maintenance, building maintenance, or a related field
  • Supervisory or leadership experience preferred
  • Strong knowledge of general building maintenance and repairs
  • Experience with plumbing, electrical, HVAC, carpentry, drywall, and appliance repairs
  • Strong troubleshooting and problem-solving skills
  • Ability to prioritize work and manage multiple responsibilities
  • Ability to work independently and as part of a team
  • HVAC certification is a plus
  • Ability to participate in an on-call rotation and respond to after-hours emergencies when scheduled
