Project Manager / APM – Ground-Up Multifamily

Location: Cary, NC 27511

Salary: $80,000 – $128,000 / year (Based on experience) + Bonus


Overview

We are seeking a Project Manager or Assistant Project Manager with direct ground-up multifamily construction experience. You will help lead or support high-quality residential developments from pre-construction through closeout.


Project Manager Level:

  • Schedules: Own master project schedules; hold Superintendents accountable.
  • Procurement: Lead subcontractor bidding, scope development, and contract negotiations.
  • Finances: Manage budgets, invoicing, and cost controls with Accounting.
  • Leadership: Mentor APMs and serve as Subject Matter Expert for value engineering.


Assistant PM Level:

  • Bidding & Contracts: Solicit bids, build bid analyses, and draft subcontracts/POs.
  • RFIs & Submittals: Own the submittal and RFI tracking process.
  • Permits & Closeout: Coordinate municipal permits and manage project closeout/warranty docs.
  • Site Inspections: Conduct weekly site visits and generate progress reports.


Qualifications

  • Experience: Direct ground-up multifamily experience is required.
  • PM: Degree + 5+ years of PM experience in multifamily.
  • APM: Degree OR HS Diploma + 2+ years of multifamily experience.
  • Knowledge: Building codes (IBC/Class I-2 a plus), cost reporting, safety, and scheduling.
  • Tech: Proficient in MS Office Suite and standard construction management software.
  • Travel: Valid driver’s license; open to regional travel 2–3 days/week.
