Job description

APARTMENT MAINTENANCE TECHNICIAN PAY RANGE: $18.00 - $26.00/hour (based upon hands on experience and certifications) plus benefits. 

THE COMPANY: Intrinsic Development is a full service real estate development company that specializes in upscale multi-family and commercial mixed-use developments. Our organization has built more than 3.5 million square feet of projects, with an additional 300,000 square feet currently under construction. The Intrinsic Development team has successfully developed everything from hospitality venues, to mixed-use, multi-family, hotels, clinics, offices and restaurants across 6 Midwestern states. 

APARTMENT MAINTENANCE TECHNICIAN POSITION: Our Apartment Maintenance Technicians play an integral role in supporting the ongoing operations and resident experience at Alura Luxury Apartments, Lee's Summit's newest luxury multi-family community. This position works closely with the property management team to ensure apartment homes, common areas, and community amenities are maintained to the highest standards of quality, safety, and appearance.

Maintenance Technicians are responsible for addressing service requests, troubleshooting HVAC, electrical, and plumbing systems, completing preventative maintenance, and performing general repairs as needed. They also assist with unit turns, inspections, and maintaining the overall curb appeal of the property. This role offers the opportunity to be part of a high-end residential community where attention to detail and exceptional service are essential to creating an outstanding living experience for residents.

APARTMENT MAINTENANCE TECHNICIAN RESPONSIBILITIES:
  • Collaborate with the construction and development teams to complete unit punch lists and warranty work.
  • Perform post-construction quality checks to ensure new units are fully functional and meet design specifications.
  • Respond to warranty service requests promptly, accurately diagnosing and resolving issues.
  • Track and report warranty-related repairs to ensure timely resolution with vendors and contractors.
  • Assist with preventive maintenance planning to reduce future issues and extend equipment life.
  • Maintain organized records of materials, tools, and inventory, ordering supplies as needed.
  • Oversee work performed by external vendors or contractors when necessary.
  • Assist with light landscaping, grounds upkeep, and small renovation or improvement projects as needed.
  • Assess repair and service orders estimating time to complete and scope of repair needed.
  • Respond to and complete repair work and service orders in a timely fashion.
  • Follow up with residents after completing repair work to ensure problem is fixed, reducing repeat repair tickets.
  • Perform routine repairs as well as follow through on scheduled preventive maintenance service.
  • Maintain material and supply inventory, ordering materials when needed.
  • Assist with the turn of vacated units in preparation for new resident move in.
APARTMENT MAINTENANCE TECHNICIAN QUALIFICATIONS:
  • Must have: 2+ years of experience in maintenance or construction with exposure to electrical, plumbing, painting, and drywall work.
  • Must have: Clean background, strong work ethic, and professional demeanor.
  • Must reside within 20 miles of Lee's Summit due to on-call requirements.
  • HVAC experience or EPA certification is a plus.
  • Ability to meet the physical demands of the position, including walking, standing, climbing, stooping, bending, kneeling, and lifting/carrying items of 50 lbs or greater.
