Job description

JOB DESCRIPTION SUMMARY
The Community Manager manages the day-to-day operations of a 70 Unit apartment community in Santee working with the Community Maintenance Supervisor and Regional Manager to provide excellent customer service, to provide housing we are proud to own and rent, while operating and managing to achieve, meet, or beat the budgeted financial and operational goals. The Community Manager also ensures that the operation of the property complies with not only company policies and procedures, but Fair Housing, The Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations in California.
The position requires good customer service, communication and organizational skills, positive and professional demeanor, attention to detail, and ability to work with minimal supervision. Interacting with tenants daily. Maintaining the overall wellbeing of the property. Advertising and renting vacant units. Managing maintenance and procurement.
JOB REQUIREMENTS
  • 2+ years of property management experience, at least 1 year of Community Manager experience preferred, Budget/financial, and multifamily legal/eviction knowledge and experience required.
  • Meets targeted revenues by helping set rental rates, ensuring rent and fees are collected and posted in a timely manner, making electronic bank deposits, and preparing and reviewing monthly financial status reports.
  • Responds to both Residents and Prospective Residents promptly. The Community Manager is responsible for all aspects of management including, leasing, rent collection, maintenance supervision, and property upkeep.
  • Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased and managing communication between the vendor/contractor, accounting, and Senior Management as needed.
  • Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the community petty cash fund.
  • Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
  • Analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property's maintenance team members comply with the Company's standards with respect to responding and completing resident service requests.
  • Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
  • The Community Manager supervises the property staff and leads all efforts to hire, train, and manage their performance in accordance with Company policies, values, and business practices.

REQUIRED EXPERIENCE
  • Property Management: 2+ years
  • Supervisory: 1 year

QUALIFICATIONS
  • Must have RECENT experience managing a multi-family apartment community!
  • Supervisory/management experience a must!
  • Yardi, CRM and Rent Cafรฉ. multifamily experience preferred.
  • Team building and effective management skills a must!
  • Demonstrated operations skills including customer relations, marketing, leasing / sales, budgeting etc. are required to be successful in this position
  • Expertise in California landlord/tenant and fair housing laws.
  • Knowledge of, and demonstrated skills in, de-escalation during emotionally charged interactions with residents.
