Job description

Amazon operates a world-class network of large, technologically advanced fulfillment centers across North America. The North American Operations (NA Ops) Real Estate Team is responsible for strategic development, acquisition, and disposition of all facilities in the Amazon Fulfillment Network.
The Senior Development Manager will be a key part of the NA Ops Real Estate Team, responsible for leading the acquisition and development of industrial real estate to support the continued expansion of Amazon's North America Customer Fulfillment (NACF) network. This individual must be comfortable operating on both strategic and tactical levels, driving end-to-end transaction execution from initial site identification through lease or purchase execution for large, complex fulfillment center projects. The role requires deep expertise in commercial real estate transactions, strong financial acumen, and the ability to navigate complex deal structures while maintaining alignment with Amazon's long-term network strategy.
Key job responsibilities
• Lead end-to-end transaction execution for site acquisitions supporting the NACF network, including site sourcing, financial analysis, deal structuring, lease and purchase negotiations, and transaction closing for large-scale fulfillment center projects across North America
• Conduct comprehensive due diligence on prospective sites, evaluating zoning, entitlements, environmental conditions, infrastructure capacity, and operational suitability to ensure alignment with Amazon's fulfillment requirements
• Develop and maintain a robust pipeline of strategic real estate opportunities years ahead of identified capacity needs, creating competitive advantages in site selection, transaction timing, and cost optimization
• Build and execute financial models including feasibility analyses, investment evaluations, and comparative site analyses to support data-driven decision making and optimize economic returns
• Negotiate complex transaction documents including leases, purchase agreements, development agreements, and related instruments with developers, landlords, investors, and other counterparties
• Establish and maintain strategic partnerships with developers, investors, brokers, landowners, municipalities, and other external stakeholders to expand Amazon's access to high-quality industrial real estate opportunities
• Collaborate with internal cross-functional teams including Operations, Building Design, Pre-Construction, Construction Management, Finance, Legal, Asset Management, Economic Development, and Public Relations to ensure seamless project delivery
• Navigate complex entitlements and permitting processes, working directly with government officials and regulatory bodies to secure necessary approvals for strategic development projects
• Drive data-informed decision making that considers portfolio-wide impacts, network optimization, and strategic positioning within Metropolitan Statistical Areas (MSAs)
• Create and implement innovative processes, tools, and metrics to improve transaction efficiency, predictability, and scalability across the NACF portfolio
• Manage strategic site control options and development agreements that create flexibility and optionality for Amazon's evolving network needs
• Travel throughout North America up to 30% of the time to evaluate sites, oversee transaction activities, and maintain stakeholder relationships

BASIC QUALIFICATIONS
- Bachelor's degree in Business, Management, Real Estate, or another related field
- 5+ years of property management, asset management, portfolio management and/or real estate financial analysis experience
- 5+ years of managing stakeholders in cross-functional project experience
PREFERRED QUALIFICATIONS
- Experience in commercial real estate or lease administration within an industrial, commercial, and/or data center environment
- 6+ years of commercial transactions experience
- Experience managing large-scale projects from end to end
- Demonstrated ability to develop and implement process improvements or innovative approaches in real estate transaction management
- Experience with entitlements, zoning, and permitting processes for industrial facilities
- Familiarity with Amazon's fulfillment network or large-scale logistics real estate portfolios

The base salary range for this position is listed below. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined based on factors including experience, qualifications, and location.
