Job description

The Building Inspector must be able to read and interpret design drawings, specifications, shop drawings and submittals to ensure contractor compliance with construction contracts. They work on the construction site to inspect and monitor progress and verify that work aligns with approved plans and specifications. Any deviations from codes or plans are addressed with the contractors for correction or further review as required.

The Inspector keeps detailed daily logs of inspections and prepare written reports summarizing findings, actions taken, and project progress. Depending upon the type of building under construction, they may examine various building systems, including electrical, plumbing, HVAC, and structural elements, for proper installation and function often inspecting building materials, such as concrete, drywall, fiberglass, and steel frameworks. When required, Specialty Inspectors may be called in to provide additional support ensuring proper adherence to plans and code requirements.

They inspect materials and workmanship involved in the construction of structures. The Inspectors will provide information to the Resident Construction Manager/Project Manager so MEC can assist property owners, contractors, and design professionals in resolving quality of work or compliance issues and rectify problems. The Inspector document the results of the inspection in both written and photographic form and communicate them to the Resident Construction Manager or Project Manager.

JOB KNOWLEDGE, SKILLS, AND ABILITIES:

· Strong understanding of building standards, construction methods, materials, and related systems (electrical, plumbing, mechanical).

· Ability to understand / interpret complex technical documents like design drawings & specs.

· Ability to resolve issues and provide viable alternatives to ensure project compliance.

· Ability to perform required computations, cost estimates, and calculations.

· Ability to work independently and make technical decisions and deliver strong attention to detail

· Ability to manage multiple priorities at once especially as it pertains to working often with multiple contractors on one job

· Ability to collaborate in a team to establish and maintain effective working relationships.

· Ability to communicate effectively both in writing and orally.

· Proficiency with Microsoft 365 applications (specifically Outlook, Word and Excel), Adobe Acrobat/or BlueBeam,

Proficiency with cloud-based storage/collaboration tools such as Box or OneDrive.

· Proficient with Windows PCs and comfortable with iPad/Tablet usage for daily tasks.
