Marketing Manager

What You’ll Do:

The Marketing Manager will lead the strategy and execution of integrated marketing initiatives across Thrive’s portfolio, including multifamily residential communications and hospitality concepts such as The Little Grand Market and Bada Bean Bada Booze. This position is responsible for driving lease-up performance, managing omnichannel marketing campaigns, and ensuring a consistent and compelling brand presence across all customer touchpoints.

Working cross-functionally with digital, social, creative, and operations teams, the Marketing Manager will translate business objectives into measurable marketing strategies that drive occupancy, engagement, and brand awareness. The ideal candidate combines strong analytical thinking with creative instinct and has proven experience marketing multifamily residential communities.

What You’ll be Responsible for:

  • Develop and execute integrated marketing strategies across Thrive verticals – multifamily residential communities and food and beverage concepts including Little Grand and Bada Bean Bada Booze.
  • Drive lease-up performance across the portfolio, owning occupancy targets, cost-per-lead, and conversion KPIs from pre-leasing through stabilization.
  • Lead omnichannel campaign execution across digital, social, print, OOH, direct mail, radio, and PR – ensuring consistent brand voice across every touchpoint.
  • Partner with the VP of Digital Marketing to align on paid strategy and ensure campaigns ladder up to shared performance goals.
  • Brief, guide, and approve content in partnership with the social media team – setting campaign KPIs, establishing creative direction, and evaluating performance.
  • Write compelling creative briefs and direct the internal creative team from concept through final execution.
  • Support new openings and product launches with go-to-market strategy, including press and local PR coordination.

  • New property openings and brand launches are supported by successful go-to-market campaigns that generate local awareness and demand.
  • Marketing initiatives remain on budget while delivering clear, data-driven ROI.
  • Creative campaigns reflect a cohesive and compelling brand voice across every channel and touchpoint.
  • Cross-functional teams (digital, social, creative, and operations) operate smoothly with clear briefs, timelines, and performance expectations.

Qualifications and Skills:

  • Bachelor’s degree in marketing, or a related field preferred.
  • 5-8 years of experience in marketing, with 3+ years in multifamily residential – lease-up experience is a must.
  • Proven track record driving occupancy and measurable campaign outcomes across a residential portfolio.
  • Experience marketing hospitality, food and beverage, or lifestyle brands is a strong plus.
  • Skilled at managing agency relationships – you set clear expectations, give construction feedback, and hold partners accountable.
  • A natural creative who can write a brief, shape a concept, and recognize great work.
  • Collaborative by nature – you work well with digital, social, creative, and operations partners without needing to own everything.
  • Comfortable building and presenting KPI frameworks and campaign performance reports.
  • Familiar with Entrata, HubSpot, or similar platforms.
