Job description

Quality Assurance Manager - Property Operations

What You’ll Do:

The Quality Assurance Manager is responsible for elevating and protecting quality standards across the entire Thrive portfolio. This position ensures operational excellence, asset integrity, and a high-quality resident and guest experience. The Quality Assurance Manager serves as a critical bridge between Construction, Community Management, Facilities and Experience, ensuring seamless transitions, reducing repeat failures, and driving long-term asset performance.

The ideal candidate combines a strong construction foundation with multi-family operational experience and brings a coaching mindset, analytical skillset, and a sharp eye for quality.

The Company You Will Join:

At Thrive we believe in building places people are proud to call home. Thrive Companies is a vertically integrated real estate developer focused on large-scale, mixed-use communities. Our developments seamlessly integrate residential, commercial, and lifestyle spaces with exceptional service to create vibrant, inclusive environments where individuals and businesses can thrive.

What You’ll be Responsible for:

Quality Assurance & Site Inspections

  • Conduct routine site quality assurance reviews across the portfolio.
  • Participate in unit walks, construction site walks, model inspections, and conduct spot checks to proactively identify where quality improvements efforts should be made.
  • Evaluate unit interiors, common areas, amenity spaces, back-of-house areas, exterior appeal, and overall asset condition.
  • Assess compliance with Thrive operational standards, brand standards, and maintenance expectations.
  • Identify recurring deficiencies and operational breakdowns.
  • Develop scalable solutions that eliminate repeat failures.

Operational Excellence & Standards

  • Create and refine inspection protocols, scorecards, and reporting tools.
  • Ensure consistency in execution across all communities.
  • Support standardization of best practices in facilities, safety compliance, and resident experience.

Maintenance & Asset Condition Oversight

  • Assess preventative maintenance programs and work order trends.
  • Review site-level maintenance practices to ensure long-term asset preservation.

Documentation & Reporting

  • Maintain centralized quality assurance documentation and reporting systems.
  • Track implementation of corrective actions and verify sustained improvement.
  • Produce detailed inspection reports with actionable recommendations.
  • Track trends across the portfolio, including recurring deficiencies and improvement opportunities.
  • Deliver executive-level summaries on asset condition, risks, and quality performance metrics.
  • Translate site observations into data-driven insights that inform operational strategy.

Training & Stakeholder Collaboration

  • Partner closely with leaders and business owners to ensure cross-functional efficiency and expectations across the organization.
  • Coach teams on improving execution and preventing recurring issues.
  • Develop and deliver training programs on quality standards and process adherence.
  • Serve as a mentor to help teams build long-term capability rather than dependency.

Process Improvement

  • Develop and refine quality assurance programs tailored to multifamily operations.
  • Identify opportunities to reduce resident complaints, maintenance backlogs, and operational inefficiencies.
  • Partner with leadership to drive repeatable, scalable quality processes across the portfolio.
  • Other duties as assigned.

What Success Looks Like:

  • Measurable improvement in quality across the portfolio.
  • Significant reduction in repeat maintenance issues and recurring deficiencies.
  • Improved work order trend data and decreased preventable issues.
  • Strong, collaborative alignment between teams and leadership.
  • Clear executive visibility into asset condition, risks, and quality performance.
  • Teams that demonstrate improved capability, accountability, and ownership of standards.

Qualifications and Skills:

  • High school diploma or equivalent required, bachelor’s degree in Property Management, Construction Management, Facilities Management, Engineering, or related field preferred.
  • 5+ years of progressive experience in multifamily property management, construction, quality assurance, warranty services, hospitality, or related operational leadership roles.
  • Strong construction background preferred.
  • Experience in multifamily required; additional experience in hospitality a plus.
  • Demonstrated ability to analyze operational data, including work order trends and performance metrics.
  • Ability to read and interpret construction drawings and building documentation strongly preferred.
  • Proficiency with property management and project management software.
  • Exceptional eye for details and high-quality standards.
  • Coach mindset with the ability to influence behavioral change.
  • Highly organized, self-directed, and comfortable operating across multiple sites.
  • Strong written and verbal communication skills, with the ability to build trust across the organization.

Perks and Benefits:

  • Retirement plan and company match
  • Full suite of health benefits
  • Philanthropic opportunities and engagement
  • Parental and family leave
