Commercial Assistant Property Manager

Location: Dublin, OH

Position: Direct Hire

Salary: $60,000–$65,000

Schedule: Full-Time

⭐ Required: Commercial Real Estate Experience


Position Overview

We are seeking a highly organized, friendly, and technically savvy Assistant Property Manager (APM) to join our Columbus-area office in Dublin, OH.

The APM will be responsible for supporting commercial property operations, addressing tenant issues, coordinating vendors and work orders, overseeing construction and capital projects, assisting with financial reporting, and ensuring compliance with company policies and applicable regulations.

This position will work closely with tenants, vendors, property management, construction teams, Asset Management, and corporate leadership to ensure properties operate efficiently and tenant needs are addressed promptly.


Key ResponsibilitiesTenant & Vendor Relations
  • Serve as a primary point of contact for tenants and vendors
  • Address tenant inquiries and conduct regular on-site tenant visits
  • Manage preventative HVAC maintenance contracts through Ravti/Building Engines
  • Enter and track tenant service requests through Facility Manager
  • Maintain accurate tenant and vendor contact information
  • Coordinate and communicate vendor work schedules
  • Manage tenant move-ins and move-outs and maintain required documentation
  • Send 60- and 30-day move-out procedure letters
  • Show vacant spaces as needed
  • Coordinate utility turn-on and turn-off notices
Construction & Capital Projects
  • Manage construction and capital project workflows from start to completion
  • Ensure projects remain within scope and budget
  • Partner with construction management to review and document vendor bids
  • Conduct property and vacancy inspections
  • Track project progress and ensure timely completion
Finance & Reporting
  • Review, process, and approve property invoices and expenditures
  • Research and resolve past-due invoices with corporate Accounts Payable resources
  • Direct the rent collection process, including payment posting and Yardi updates
  • Identify past-due tenants and assist with collections, negotiations, and payment plans
  • Document collection efforts and results
  • Assist with annual property budget preparation
  • Prepare and reconcile monthly financial reports
  • Prepare property accruals
  • Prepare bi-weekly OpEx reports with minimal oversight
  • Prepare monthly financial variance reports with commentary on budget variances
Compliance & Legal
  • Review vendor contracts and coordinate with property management and corporate resources
  • Execute contracts while ensuring all terms and conditions are properly documented
  • Track tenant and vendor Certificates of Insurance
  • Help maintain a safe work environment for tenants and vendors
  • Review and process legal tenant documents and lease-related correspondence
  • Prepare and process lease documents and rent commencement agreements using corporate templates
Qualifications & Requirements
  • Bachelor's degree in Business, Communications, or related field with 3+ years of related experience, or equivalent combination of education and experience
  • Commercial real estate experience preferred
  • Proficiency with Microsoft Office Suite, including Outlook, Word, Excel, Teams, and Calendar
  • Strong problem-solving and analytical skills
  • Excellent written and verbal communication skills
  • Strong customer service and tenant-focused mindset
  • Proven attention to detail and commitment to accuracy
  • Ability to manage multiple priorities and meet deadlines
  • Yardi experience preferred, but not required
