Job description

We are seeking an experienced and highly motivated Building Maintenance Director to oversee all building maintenance operations, preventive maintenance programs, capital improvement projects, and facility management functions for a high-rise condominium community. This leadership role is responsible for ensuring the safe, efficient, and cost-effective operation of all building systems while maintaining the highest standards of property appearance, resident satisfaction, and regulatory compliance.
The Building Maintenance Director will provide strategic direction for maintenance operations, supervise maintenance personnel and vendors, collaborate closely with the On-Site Manager, report directly to the Field Service Director of Associa OnCall, and provide updates and recommendations to the Community Board as needed.
Key Responsibilities
Maintenance Operations & Leadership
  • Direct and oversee all day-to-day maintenance activities for the property, ensuring consistent service delivery and operational excellence.
  • Lead, mentor, schedule, and evaluate maintenance staff while fostering a culture of safety, accountability, and professionalism.
  • Establish performance standards and maintenance procedures that promote efficiency and superior building operations.

Preventive Maintenance & Asset Management
  • Develop, implement, and manage a comprehensive preventive maintenance program for all building systems, including mechanical, electrical, plumbing (MEP), HVAC, elevators, fire/life safety systems, and other essential infrastructure.
  • Maintain detailed maintenance records and equipment histories to support long-term asset preservation and replacement planning.
  • Evaluate equipment performance and recommend repairs, upgrades, or replacements to maximize operational efficiency and asset life cycles.

Building Systems Oversight
  • Oversee the operation, maintenance, troubleshooting, and repair of HVAC, plumbing, electrical, and mechanical systems.
  • Ensure generators, pumps, boilers, cooling systems, electrical distribution equipment, and other critical systems operate reliably and efficiently.
  • Coordinate system inspections, testing, and preventive maintenance activities with internal staff and third-party contractors.

Vendor & Contractor Management
  • Select, coordinate, and oversee contractors, consultants, and service providers for maintenance, repair, renovation, and compliance-related projects.
  • Evaluate vendor performance, negotiate service agreements, and ensure all work is completed according to contract specifications, budget requirements, and community standards.
  • Review proposals and provide recommendations to management and the Board for maintenance and capital improvement projects.

Capital Projects & Facility Improvements
  • Assist in planning, budgeting, and overseeing capital improvement and replacement projects.
  • Monitor project timelines, costs, quality standards, and contractor performance.
  • Provide recommendations regarding facility enhancements, energy efficiency improvements, and long-term infrastructure planning.

Fire, Life Safety & Regulatory Compliance
  • Ensure compliance with all federal, state, and local building codes, safety regulations, and environmental requirements.
  • Oversee inspections, testing, and maintenance of fire alarms, sprinkler systems, standpipes, emergency lighting, and other life safety systems.
  • Maintain required documentation and coordinate regulatory inspections and compliance audits.

Building Exterior & Common Area Maintenance
  • Oversee maintenance and preservation of the building envelope, including roofing, façade systems, exterior structures, windows, waterproofing systems, and parking facilities.
  • Ensure common areas, amenities, recreational facilities, fitness centers, pools, and grounds are maintained to community standards.
  • Conduct routine property inspections and proactively address maintenance concerns.

Emergency Response & Risk Management
  • Serve as the primary maintenance leader during emergencies involving building systems, weather events, power outages, leaks, equipment failures, and other operational disruptions.
  • Develop and maintain emergency preparedness and response procedures.
  • Coordinate emergency repairs and communicate effectively with management, residents, vendors, and Board members.

Budgeting & Reporting
  • Develop and manage maintenance operating budgets and reserve project expenditures.
  • Monitor expenses and identify opportunities for cost savings while maintaining service quality.
  • Prepare reports, maintenance updates, project summaries, and budget forecasts for management and the Community Board.

Qualifications & Skills
Experience
  • Minimum 7+ years of progressive experience in building maintenance, facilities management, engineering, or property operations, with at least 3 years in a supervisory or management role.
  • Experience managing maintenance operations in a high-rise residential, condominium, commercial, or mixed-use environment preferred.

Technical Knowledge
  • Extensive knowledge of HVAC, plumbing, electrical, mechanical, elevator, fire/life safety, and building automation systems.
  • Strong understanding of preventive maintenance programs, asset management, and facility operations.

Leadership & Management
  • Proven ability to lead maintenance teams, manage vendors, oversee large-scale projects, and coordinate multiple priorities simultaneously.
  • Strong organizational, problem-solving, and decision-making skills.

Certifications (Preferred)
  • EPA Universal Certification
  • HVAC Certification
  • OSHA 10 or OSHA 30
  • Building Operator Certification (BOC)
  • Facilities Management Professional (FMP)
  • Certified Facility Manager (CFM)
  • Other relevant trade or engineering certifications

Communication & Customer Service
  • Excellent verbal and written communication skills.
  • Ability to effectively interact with residents, board members, vendors, contractors, and management professionals.
  • Strong commitment to customer service and resident satisfaction.

Technology Proficiency
  • Experience with Computerized Maintenance Management Systems (CMMS), building management systems (BMS), Microsoft Office Suite, and property management software.

Availability
  • Ability to participate in an on-call rotation and respond to building emergencies after normal business hours when required.
