Job description

Capital Property Solutions (CPS) is looking for a hands-on Maintenance Technician to keep our high-rise condominium complex running smoothly. You’ll handle everything from preventative maintenance to hands-on repairs across plumbing, electrical, and mechanical systems — working closely with residents, contractors, and your supervisor to keep the property safe, functional, and well cared for.
This role is a great fit for a self-sufficient, adaptable technician who enjoys variety, solves problems independently, and takes pride in reliable, high-quality work.
What We Offer
We offer a supportive environment where your work is valued, your growth is encouraged, and your contributions are recognized. When you join us, you’ll receive a competitive salary of $23/hr - $35/hr salary [based on experience], 100% company-paid medical insurance, and a full suite of benefits including:
  • Dental, vision, and life insurance
  • Paid vacation, sick, and wellness time
  • 11 paid holidays
  • Company-provided truck, tools, phone, and Chromebook
  • 401(k) with HSA
  • Career advancement and internal promotion opportunities
  • Employee recognition programs that reward your impact
We believe in supporting your personal and professional growth - because when you thrive, so do our communities.
What You'll Do
  • Deliver excellent customer service to residents in line with CPS standards
  • Perform ongoing preventative maintenance
  • Coordinate and schedule larger jobs with contractors and residents
  • Conduct routine property inspections, flagging safety and risk concerns to your supervisor
  • Prioritize and organize incoming work requests
  • Document completed work through forms, reports, and logs
  • Participate in a rotating on-call schedule for after-hours emergencies (24/7)
  • Take on other duties as assigned

What You Bring
  • High school diploma or equivalent
  • Self-starter who works reliably with minimal supervision
  • Solid, hands-on experience across plumbing, electrical, HVAC, and building systems, with working knowledge of local/state codes
  • Strong troubleshooting skills and independent judgment
  • Comfortable on a ladder up to 2 stories (24-28 ft)
  • Smartphone-savvy with basic computer literacy
  • Strong time management, organization, and communication skills
  • Flexible and adaptable when priorities shift
  • A team player committed to safety protocols
  • Available for on-call rotation, including after-hours emergencies
  • Valid driver’s license and clean driving record; must pass background check and drug screening
  • Maintenance-related certification(s) a plus

What Succeess Looks Like
  • Fast, reliable response to routine and emergency work orders
  • Preventative maintenance completed on schedule, month after month
  • Happy residents — positive feedback on completed service requests
  • Clean, on-time property inspections with no unresolved safety issues
  • Repairs done right the first time, minimizing repeat visits
  • Accurate, up-to-date service logs and reports

Physical Requirements
  • Able to move throughout the property to diagnose issues and plan repairs
  • Able to stand, squat, climb, and move without restriction while performing repairs
  • Able to climb a ladder up to 24-28 ft (2 stories)
  • Able to lift at least 75 lbs
