WHO YOU ARE
This candidate is responsible for performing HVAC and mechanical preventive maintenance, troubleshooting, repair, and equipment operation across the Orlando campus. Executes planned and emergent work on commercial and industrial HVAC equipment, controls, and associated mechanical systems to support occupied facilities.
Works under the direction of the HVAC/Mechanical Maintenance Supervisor and alongside the Senior HVAC Technician to carry out scheduled preventive and corrective maintenance, service requests, equipment repairs, facility modifications, and Quick Path projects. Troubleshoots independently within assigned capability and escalates to senior resources when system complexity, safety, or scope demand additional expertise.
Uses the building automation system (BMS) as a maintenance tool-reviewing equipment status, alarms, setpoints, schedules, trends, and operating conditions-to diagnose issues. Provides field-level support for HVAC controls, including sensors, actuators, valves, dampers, VFDs, and related components, within trained capability.
Supports planned HVAC/mechanical outages, shutdowns, equipment replacements, minor installations, and facility modifications. Coordinates with other maintenance trades, Engineering, contractors, and facility customers when work impacts other building systems or operational areas.Ensures all work complies with safety, environmental, quality, technical, and documentation requirements. Accurately records work and equipment conditions in LMBuildings, identifies deficiencies discovered during maintenance, and helps maintain reliable operation of the facility's HVAC and mechanical infrastructure.
Primary responsibilities include HVAC/mechanical preventive and corrective maintenance, equipment troubleshooting and repair, BMS-supported diagnostics, field controls troubleshooting, equipment operation, planned outage support, Quick Path project participation, coordination with other trades, and work-order documentation.
Installs, services, modifies, rebuilds, and repairs air-conditioning and refrigeration systems and equipment in an industrial or commercial establishment in accordance with applicable building codes and safety regulations. Tasks range from periodic inspection to locate and determine cause of equipment malfunctions to conducting maintenance programs to prevent failure of such equipment as centrifugal compressors, electrical controls, evaporative condensers, pumps, fans, and heating equipment. Charges air-conditioning systems with refrigerant; checks and tests for leaks; sets and adjusts controls and regulators; fabricates, assembles, and installs ductwork; overhauls equipment. May service, modify, and maintain centralized HAC computer systems and make program corrections. May be required to install and maintain high-technology clean room environments.
Basic Qualifications
Experience performing commercial, industrial, manufacturing, or facilities HVAC maintenance, troubleshooting, repair, and equipment operation
Experience troubleshooting commercial HVAC equipment and associated mechanical systems
Experience performing preventive and corrective maintenance on HVAC/mechanical systems and equipment
Experience troubleshooting HVAC controls, sensors, actuators, valves, dampers, variable frequency drives, or related field components
Experience reading and interpreting mechanical drawings, equipment schematics, sequences of operation, technical manuals, and equipment documentation
Working knowledge of HVAC/mechanical safe-work practices, lockout/tagout requirements, and applicable refrigerant handling requirements
Ability to independently perform assigned HVAC/mechanical maintenance activities within applicable training and qualification
Ability to respond to changing priorities and emergent HVAC/mechanical maintenance requirements
Ability to perform the physical requirements associated with HVAC/mechanical maintenance activities in varying facility environments
Ability to obtain and maintain required site access/security requirements
Desired Skills
Journeyman-level HVAC experience, HVAC trade certification, or equivalent technical trade experience
EPA Section 608 Universal Certification
Experience performing HVAC maintenance within an industrial, manufacturing, commercial, institutional, or large campus environment
Experience utilizing a building automation system (BMS/BAS) to support HVAC operation and troubleshooting
Experience reviewing BMS alarms, equipment status, setpoints, schedules, trends, and point data to diagnose equipment or comfort issues
Experience maintaining and troubleshooting air handling units, rooftop units, pumps, exhaust systems, VAV systems, and associated HVAC/mechanical equipment
Experience with chilled water, condenser water, and other hydronic systems
Experience troubleshooting temperature, humidity, pressure, and other HVAC sensors and associated field controls
Experience troubleshooting actuators, control valves, dampers, motors, motor controls, and variable frequency drives
Experience supporting planned HVAC/mechanical outages and shutdown activities
Experience utilizing computerized maintenance management systems (CMMS)
Pay Information
Full-Time Salary Range: $50300.00 - $93300.00

  • Annual short-term and/or long-term incentive compensation programs may be offered depending on the position. Payments under these annual programs are not guaranteed and can vary from year to year and are tied to a range of performance metrics.
  • For (Washington state applicants only) Non-represented full-time employees: accrue at least 10 hours per month of Paid Time Off (PTO) to be used for incidental absences and other reasons; receive at least 90 hours for holidays. Represented full time employees accrue 6.67 hours of Vacation per month; accrue up to 52 hours of sick leave annually; receive at least 96 hours for holidays. PTO, Vacation, sick leave, and holiday hours are prorated based on start date during the calendar year.
