    Job description

    Overall Job Summary
    This role manages prototype standards & project design in support new store and remodel development for $200+ million in capital expenditures. This key position is the design gatekeeper for consistent building/site design and entitlement approvals for new store development and remodel projects nationwide.
    Essential Duties and Responsibilities (Min 5%)
    • Manage preconstruction design for all new store projects with developers, design consultants, and internal teams, from conceptual site and building design, thru to design development and final construction documents for all required permit approvals.
    • Coordinate with Real Estate Directors to approve conceptual site plans for all new fee and non-fee projects.
    • Coordinate design exhibits with Real Estate Directors for REC leadership approvals, including conceptual site and building plans.
    • Support project estimating to prepare preliminary costs for REC approvals and contribute value-engineering and alternatives as required.
    • Partner with developers & Legal team to review Due Diligence documents, including Site Investigation Report, to confirm project designs will meet TSC standards.
    • Coordinate plan reviews of construction documents for consistency with TSC standards.
    • Partner with developers to develop reliable project schedules, including entitlements and permits; evaluate developer project scopes to confirm fee and build-to-suit schedules.
    • Provide design support during construction, including change management as required, and consultant coordination for timely RFI responses.
    • Attend on-site retrofit surveys to determine appropriate retrofit design scope.
    • Be the Design Team conduit for field feedback on prototype standards for continual improvement.
    • Lead the design coordination between the Store Planning and Construction teams and design consultants for Fusion/Garden Center remodel projects to confirm consistent execution and predictable costs.
    • Coordinate remodel design exhibits with Merchandising & Portfolio for REC leadership approvals
    • Use relevant business analyses to measure and monitor approved vendors for cost, quality, and schedule performance.
    • Partner with Procurement team to share supplier performance data, to maintain vendor cost and schedule commitments and drive potential cost saving.
    • Work closely with prototype design, internal design teams and construction to provide design direction for new & remodel projects; including project costs and value engineering opportunities.
    • Build effective relationships with internal TSC teams, design teams, developers, and suppliers, that reflect and support company core values that meet or exceed the customer's expectations.

    Required Qualifications
    Experience:
    • 10+ years of experience in preconstruction design management.
    Education:
    • Bachelor's degree in architecture, construction project management, or an equivalent combination of experience and education is required.
    Professional Certifications:
    • PMP Preferred.
    Preferred knowledge, skills or abilities
    • Extensive experience in feasibility studies, due diligence, and entitlement management for multiple construction types and complex building developments.
    • A demonstrated understanding and knowledge of planning, zoning and permit processes.
    • Knowledge of local, state, and federal regulatory requirements, building codes, and technical requirements of the construction industry.
    • Experience with geotechnical reporting, and alternate cost-effective approaches to manage a variety of site conditions.
    • Superior understanding of construction schedules, facility operations, technology, furniture, fixtures, and equipment.
    • Experience with purchasing programs, purchase orders and payment programs.
    • Ability to plan, organize, motivate, mentor, and evaluate the work of others as well as work independently.
    • Ability to prioritize tasks, handle multiple projects concurrently and manage competing priorities.
    • Must have working knowledge and ability to use computer aided design software (CAD), markup software (Bluebeam) and Project Management Software (Projectmates, Procore, etc.).
    • Must be proficient with Microsoft Office programs, including Word, Excel, PowerPoint, Project, Teams, Outlook, etc.
