Position Overview
The Porter helps maintain the cleanliness, appearance, safety, and operational readiness of the community through daily cleaning, groundskeeping, trash management, and property presentation responsibilities. Working under the direction of the Maintenance Supervisor, this role supports a positive resident experience by maintaining common areas, amenities, exterior spaces, and other assigned locations while assisting with move-ins, move-outs, turn, inspections, and resident events. The Porter identifies routine cleanliness and safety concerns, resolves issues within the scope of the role, and communicates items requiring additional attention. This is a full-time, hourly, non-exempt individual contributor position.
What You Will Do
Property Maintenance & Groundskeeping
  • Maintain the cleanliness, appearance, and curb appeal of the community by completing daily cleaning, groundskeeping, trash management, and property presentation responsibilities across exterior areas, common spaces, amenities, and other assigned locations.
  • Perform routine cleaning, trash removal, recycling, and waste-management activities, including collecting and transporting refuse, maintaining trash rooms, dumpsters, compactors, and loading areas, and supporting timely vendor and hauler service.
  • Conduct daily inspections of assigned areas to identify and address cleanliness, safety, landscape, pest, lighting, and property-presentation concerns, resolving issues within scope and escalating items requiring additional attention.
  • Support the upkeep and readiness of amenity spaces, common areas, leasing paths, pool areas, and resident-facing environments by cleaning, organizing, removing debris, arranging furniture, and maintaining company presentation standards.

Operations, Service & Safety
  • Partner with maintenance, leasing, and community teams to support daily operations, move-ins, move-outs, turn, inspections, tours, resident events, vendor visits, and other activities requiring a high standard of cleanliness, organization, and property readiness.
  • Represent Core's service standards through professional, responsive, and solutions-oriented interactions with residents, prospects, guests, vendors, and team members; assist with requests within the scope of the role and communicate maintenance or service needs to the appropriate team members for follow-up.
  • Utilize company systems, checklists, communication tools, and work order processes to document completed work, communicate property needs, and maintain compliance with established safety practices, equipment procedures, chemical handling requirements, personal protective equipment standards, and company policies.

Work Schedule & Physical Requirements
  • This is a non-exempt, hourly position eligible for overtime in accordance with applicable federal, state, and local wage and hour laws. Must work the required on-site schedule at the assigned property and accurately record all time worked in accordance with company policies.
  • Must be available to work additional hours as business needs require, including evenings, weekends, holidays, overtime, and extended hours during peak leasing, turn, move-in, move-out, emergency response, and other high-volume operational periods.
  • Must be able to perform physically active work throughout the shift, including frequent standing, walking, bending, stooping, kneeling, reaching, climbing stairs, pushing, pulling, and lifting or moving objects weighing up to 50 pounds regularly.
  • Ability to remain mobile across the property for extended periods and work indoors and outdoors in varying weather and environmental conditions. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of the role.

Ideally, You'll Have
  • High school diploma, GED, or equivalent experience preferred.
  • A strong work ethic with attention to detail, reliability, and a commitment to completing assigned responsibilities with consistency and urgency.
  • Experience recognizing cleanliness, safety, maintenance, and property presentation concerns and communicating issues appropriately to supervisors or team members.
  • Familiarity with basic cleaning equipment, cleaning chemicals, groundskeeping practices, and routine property support activities, with a commitment to following established safety standards.
  • Comfort using basic technology and communication tools, working independently and collaboratively in a resident-facing environment, and performing physically active work in indoor and outdoor conditions, including regularly lifting up to 50 pounds.

You'll crush it if you have experience with
  • One or more years of experience in porter services, janitorial services, groundskeeping, facilities support, maintenance support, hospitality, property operations, or a related service-focused environment.
  • Experience supporting student housing, multifamily, hospitality, residential, commercial, or high-traffic community environments.
  • Experience using work order systems, mobile checklists, communication tools, or basic property operations technology.
  • Familiarity with safe cleaning practices, groundskeeping standards, trash management, common-area upkeep, chemical handling, and property presentation expectations.
