Job description

Position: Senior Director, Capital Markets (Full-time, Exempt)

Direct Report: SVP, Head of Capital Markets

Compensation: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $200,000- $220,000, inclusive of bonus. Eligible to participate in the company benefits plan. Summary:

Cardinal Group Investments is currently seeking a Capital Markets Senior Director to join its investment team to help drive the capital raising initiatives for student housing and multi-family investments. This position will gain exposure to the private equity and real estate industries through developing strategy, analyzing capital markets and real estate trends, and interfacing with current and prospective investors. This role will be responsible for developing and executing capital raising strategies, expanding institutional and private capital relationships, and supporting the continued growth of Cardinal's investment platform through strategic capital raising initiatives. This role will support the Capital Markets team by leading investor calls, building capital relationships, creating deliverables, and other investor relations related functions. The Capital Markets Senior Director will report directly to the SVP, Head of Capital Markets while working with a dynamic team of professionals who are dedicated to a culture of excellence. The ideal candidate will have two or more years of acquisitions, development, or capital markets experience, be passionate about real estate, finance, and sales, and will possess a strong understanding of finance and real estate investing principles. A strong work ethic, attention to detail, desire to learn and grow, and superior verbal and written communication skills are required.

The Senior Director will serve as a senior representative of Cardinal in the marketplace, building long-term relationships with institutional investors, family offices, private wealth platforms, and other strategic capital partners.

The position offers the option to work from the firm’s Denver headquarters or remotely. The candidate must live in close proximity to a major airport to facilitate travel.

Responsibilities: (Including but not limited to)

Capital Relationships:

  • Lead investor calls, build capital relationships, and diversify Cardinal’s equity partnerships
  • Capitalize acquisition and development pipeline opportunities
  • Support acquisition, development, refinance and recapitalization debt procurement and transaction functions 
  • Negotiate joint venture term sheets and corresponding agreements
  • Travel frequently to network and strengthen capital relationships, including market tours with equity and lender partners 
  • Attend conferences and networking events to represent Cardinal’s investment team
  • Work closely with in-house and external legal counsels on JV document negotiations
  • Assist market research team with investment materials to present externally, including pitch decks, acquisition and debt memos, market summaries, and company overviews
  • Assist with the research and data compilation of partners’ requests, including industry research, statistics, and supporting documentation for investment committee approvals
  • Distribute pipeline reports and deal status updates to capital partners
  • Lead equity recapitalization opportunities, including preparing materials, working with capital partners, and supporting on transaction functions
  • Participate in regular pipeline and investment committee meetings regarding potential acquisitions and developments with new and existing partners
  • Perform return calculations and term comparisons to assist the company with identifying the preferred capital structure and terms
  • Complete project management functions and acquisition/ development support for transactions with new and existing capital partners
  • Work closely with the Client Services team to distribute press releases and grow the company’s online brand presence
  • Monitor fundraising activity, investor sentiment, and competitive market activity to refine capital raising strategies

Product Development:

  • Analyze market and investment trends to help develop investment theses and create new product offerings
  • Assist market research team with research papers and create strategy presentations for new and expanding investment strategies
  • Collaborate with acquisitions, asset management, finance, and legal teams to develop investment strategies and effectively communicate investment opportunities to prospective capital partners

Administration:

  • Maintain a database of capital interest by sector and return profile in Salesforce
  • Track private equity real estate capital raising initiatives and targets in Salesforce
  • Update communication logs, investor tracking, and capital raising pipelines to ensure Salesforce accurately reflects the status of all initiatives
  • Maintain accurate fundraising metrics and investor engagement reporting for senior leadership
  • Maintain summary of debt portfolio and loan requirements

Qualifications:

  • Five or more years’ experience in the real estate and/or finance industries; private equity experience preferred
  • Two or more years’ experience in real estate acquisitions; student housing experienced preferred
  • Student housing and/or multifamily real estate experience
  • Bachelor’s degree from an accredited university in Business, Real Estate, Finance, or Accounting 
  • Very strong written and oral communication skills 
  • A passion for sales and relationship building; understands the importance of delivering results and meeting timelines for external clients
  • Solid understanding of finance and real estate investment principles
  • Experience in underwriting, research, and transaction execution
  • Strong analytical skills, including the ability to gather and analyze market data to project trends and form strategies 
  • Superior organizational skills and the ability to manage multiple tasks and competing priorities
  • High level of proficiency with Microsoft Office (Excel, Word, and PowerPoint), and the ability to learn new software systems quickly
  • Reliable, self sufficient, results-oriented, and superior time management skills
  • Available to travel as needed; this position will require 25-50% travel across the United States as needed to meet with investors and attend company meetings and trainings
