Commercial Property Manager
Location: Red Bank, NJ (non-remote, light travel required)
Reports to: SVP, Head of Asset Management
Status: Full-time, Exempt
Compensation: $85k - $100k plus bonus potential

About the Role
The Commercial Property Manager is responsible for overseeing the day-to-day operations, financial performance, maintenance, and tenant relations of a portfolio of commercial real estate assets. This role is accountable for protecting, maintaining, and enhancing the value of assigned properties to maximize ownership returns while ensuring exceptional tenant satisfaction. The ideal candidate is a proactive leader with strong financial, operational, and lease administration expertise who can effectively manage vendors, tenants, capital projects, and property performance.
Essential Functions
  • Serve as the primary day-to-day manager for assigned commercial properties, ensuring all management obligations and ownership objectives are achieved
  • Oversee property operations including maintenance, repairs, risk management, safety, security, landscaping, snow removal, and vendor performance
  • Maintain strong relationships with tenants, ownership, vendors, and internal stakeholders while providing a high level of customer service
  • Administer and maintain lease documentation, including new leases, amendments, renewals, and tenant correspondence
  • Ensure accurate lease administration within property management platforms such as Yardi
  • Track critical lease dates, including expirations, rent escalations, renewal options, and tenant obligations
  • Review and enforce lease compliance and perform landlord obligations in accordance with lease terms
  • Manage tenant move-ins, build-outs, capital improvements, and other property-related projects
  • Coordinate tenant relations activities, including responding to service requests, resolving tenant concerns, and overseeing maintenance work
  • Develop annual operating budgets, capital expenditure budgets, forecasts, and variance analyses in support of ownership objectives
  • Monitor property financial performance, including operating expenses, revenue collections, and accounts receivable
  • Review rent rolls, tenant billings, reconciliations, and property financial reports for accuracy and compliance
  • Coordinate rent collections and actively manage delinquent accounts in accordance with company policies
  • Prepare and present monthly, quarterly, and annual management reports to ownership and senior leadership
  • Solicit bids, negotiate contracts, and manage third-party vendors and service providers to ensure cost-effective, high-quality service delivery
  • Supervise property staff, maintenance personnel, and contractors as assigned
  • Maintain complete, accurate, and organized property records, files, and documentation
  • Coordinate with leasing, accounting, legal, construction, and asset management teams to support leasing activity, capital projects, and operational initiatives
  • Assist with property inspections and develop plans for maintenance, repairs, and replacement of major building systems, including HVAC, roofing, parking lots, and utilities
  • Analyze property operations and identify opportunities to improve efficiencies, reduce costs, and enhance asset value
  • Provide emergency response support and be available for after-hours or weekend property issues as required
  • Travel to assigned properties as necessary
  • Perform other duties and special projects as assigned
General Background and Minimum Requirements
  • Bachelor’s degree in Real Estate, Business, Finance, Property Management, or a related field preferred
  • 4+ years of commercial property management experience required; retail, office, industrial, or mixed-use property experience preferred
  • Strong understanding of commercial lease administration and lease compliance
  • Demonstrated financial acumen, including budgeting, forecasting, variance analysis, and financial reporting
  • Experience managing vendors, service contracts, capital projects, and property maintenance operations
  • Knowledge of commercial building systems, maintenance practices, and property operations
  • Strong client relationship and tenant service skills
  • Excellent verbal and written communication skills
  • Strong organizational skills with exceptional attention to detail and follow-through
  • Ability to manage multiple priorities and work independently in a fast-paced environment
  • Proficiency in Microsoft Office, including Excel
  • Experience with Yardi or similar property management software preferred
  • CPM, RPA, CSM, or other relevant industry designation preferred
  • Previous supervisory experience preferred
