About the Role

PNI, part of Pritchard Companies, is seeking an experienced Property Manager to oversee the day-to-day management of a property portfolio across North Iowa. This role is responsible for tenant relationships, property performance, and marketing/leasing support, with a strong emphasis on hands-on property management experience.

This is an individual contributor role that partners closely with internal teams and external vendors to ensure properties are well-maintained, effectively marketed, and operating efficiently.


What Youโ€™ll Do
  • Serve as the primary point of contact for tenants across approximately a dozen properties
  • Manage tenant communications, lease administration, renewals, and issue resolution
  • Oversee property performance, including pricing support and market positioning
  • Manage property listings, marketing efforts, and online platforms (e.g., VRBO or similar tools, where applicable)
  • Coordinate vendors for maintenance, repairs, and service work (no hands-on repair required)
  • Track service requests, schedules, and completion to ensure timely resolution
  • Maintain accurate property, lease, and tenant documentation
  • Support property presentation, including coordination of photos and listing materials
  • Provide administrative support related to property operations and team needs as required
  • Utilize systems (e.g., Monday.com or similar tools) to track workflows and communication
  • Identify and implement process improvements to enhance organization and efficiency

  • Required: Direct experience in property management (commercial preferred; mixed portfolios considered)
  • Experience with property marketing, leasing, and/or short-term rental platforms (e.g., VRBO, Airbnb, or similar)
