Job description

The Project Manager is responsible for leading the teams responsible for driving the design, permitting, construction, and delivery of the Nashville campus development and associated capital projects. These projects may range from infrastructure and utility improvements to office, amenity, mixed-use, and multi-phased campus developments. The Project Manager will draw upon strong communication and leadership skills to guide and inspire project teams to success. Specific activities include:

  • Lead teams through all phases of project development, including implementation, delivery, documentation, occupancy readiness, and financial closeout for Nashville campus projects;
  • Oversee the planning and execution of large-scale, multi-phased campus development initiatives, ensuring alignment with Oracle's long-term strategic vision for the Nashville campus;
  • Use project governance methodologies, including stakeholder engagement and communication, management of stakeholder expectations, roles and responsibilities, risk and issue management, meetings and reporting, assurance, and project management control processes;
  • Create, establish, and continuously improve project management frameworks, methodologies, tools, and best practices supporting the Nashville campus development program;
  • Ensure consistent application of project management standards across all Nashville campus projects, fostering a culture of accountability, operational excellence, and execution discipline;
  • Develop and present project status reports, dashboards, and executive summaries to senior leadership and key stakeholders;
  • Communicate project updates, milestones, successes, and challenges effectively to all levels of the organization;
  • Manage and ensure the health of project budgets and schedules using Earned Value Analysis methodologies, including Schedule and Budget Performance Indices;
  • Facilitate consistent communication between external project teams and internal Oracle support organizations to ensure project priorities and decisions are aligned and clearly understood;
  • Engage internal stakeholders to ensure project requirements are clearly defined and expectations are well understood. This includes collaboration with Facility Managers, Planners, Workplace Design, IT, Security, Procurement, Legal, Finance, and other internal partners;
  • Identify and track project risks, develop mitigation plans, and establish key escalation and communication pathways for project-related issues;
  • Represent Oracle through permitting and entitlement processes and at planning, zoning, and related public meetings as required. This includes coordination with municipal agencies, utility providers, neighboring businesses, and adjacent property owners;
  • Develop project justification narratives and drive internal approvals to obtain funding for project initiatives, requiring frequent interaction with executive leadership;
  • Deliver executive leadership project update presentations throughout the project lifecycle through final project completion and closeout;
  • Review architectural, MEP, civil, and structural drawings to ensure designs meet project requirements and are accurately reflected within consultant and contractor scopes of work;
  • Collaborate with Oracle's Global Workplace Design team to ensure adherence to Oracle's workplace standards while identifying opportunities to improve efficiency, flexibility, and user experience across the Nashville campus;
  • Support collaboration between external project managers, consultants, contractors, and Oracle's internal Procurement team to ensure vendor sourcing is completed ethically, competitively, and within required timelines;
  • Validate that external project managers and consultants properly maintain project documentation and deliver all required closeout materials, including maintenance manuals, as-built drawings, warranties, commissioning documents, and turnover packages;
  • Interface with internal and/or external legal counsel regarding project-related contracts, agreements, claims, and other documentation as required;
  • Collaborate with and support Oracle's RE&F Transaction Management team by providing capital expenditure estimates, infrastructure assessments, and project delivery timelines supporting broader campus planning initiatives;
  • Maintain accountability for the financial management of capital expenditure projects, including forecasting, cash flow management, budget tracking, and variance reporting;
  • Prepare and submit project documentation required for internal operational reviews, audits, tax inquiries, asset transfers, and other corporate governance requirements;
  • Ensure all Nashville campus projects operate according to approved scope, budget, quality, and schedule objectives in support of Oracle's RE&F strategic vision to provide inviting, inclusive, collaborative, sustainable, and technology-enriched environments where employees and visitors can thrive.

US: Hiring Range in USD from $41.83 to $85.63 per hour; from: $87,000 to $178,100 per annum. May be eligible for equity.

Candidates are typically placed into the range based on the preceding factors as well as internal peer equity.

8. Paid time off: Flexible Vacation is provided to all eligible employees assigned to a salaried (non-overtime eligible) position. For employees working at least 35 hours per week, the vacation accrual rate is 13 days annually for the first three years of employment and 18 days annually for subsequent years of employment. Vacation accrual is prorated for employees working between 20 and 34 hours per week. Employees working fewer than 20 hours per week are not eligible for vacation.

  • Master's degree in Engineering, Construction Management, Real Estate Development, or related discipline is preferred;
  • 10+ years of prior project management and/or project executive experience in construction, large-scale development, infrastructure, or corporate real estate environments is required;
  • Experience managing large, complex, multi-building campus developments or mixed-use development projects is strongly preferred;
  • Industry certifications such as P.E., PMP, CCM, LEED, or MCR are desirable;
  • Excellent written and verbal communication skills;
  • Strong financial analysis and budget management skills;
  • Exceptional attention to detail and ability to manage multiple complex projects simultaneously;
  • Ability to travel as required (approximately 0-10%).
