Job description

Job Title: Maintenance Assistant

Department: Maintenance

FLSA Status: Non-Exempt

Reports to: Maintenance Director


JOB SUMMARY:

The Maintenance Assistant supports the Maintenance Director in maintaining overall cleanliness, safety and function of the Community.

ESSENTIAL FUNCTIONS:

  • Walk through Community (including parking area) at beginning and end of shift to monitor general condition and tidiness of environment.
  • Support Community-specific fire safety, disaster and evacuation procedures.
  • Support in training staff to conduct fire drill per local regulations and Community policy.
  • Treat residents, families and visitors of the Community with dignity and respect.
  • Repair drywall and touch-up paint as needed.
  • Must be able to navigate work orders system as well as other reports.
  • Support in ensuring Maintenance Log is up to date with list of requested and completed repairs
  • Follow preventative maintenance schedule developed by Executive Director and Maintenance Director.
  • Repair bathroom fixtures and plumbing as needed.
  • Clean light fixtures on the exterior and interior of the building.
  • Check light bulbs on exterior and interior common areas of the building daily.
  • Pressure wash kitchen floor quarterly.
  • Remove lint from dryer filters and clean behind dryers twice daily.
  • Must function independently, have flexibility, personal integrity, and the ability to work effectively with residents, coworkers, and others.
  • Must be a self-starter.
  • Must be able to relate with sensitivity to and work with ill, disabled, and
  • elderly.
  • Must be able to assist in the evacuation of residents.
  • Must be able to move intermittently throughout the day while sitting, standing, bending, and lifting.
  • Must be available for on-call emergencies and repairs.
  • Must be able to communicate effectively with the Maintenance Director, Executive Director, and other Managers.
  • All other duties as assigned.

EDUCATION & EXPERIENCE:

  • Experience in general maintenance or handy-person duties in a commercial or residential environment.
  • Understanding of safe handling of chemicals, tools and maintenance equipment.
  • High School Diploma or equivalent preferred.
  • State Criminal Background Check and LIC 508 Criminal Record Statement.
  • LIC 503 Health Screening Report.

ANY CERTIFICATION PER STATE REQUIREMENT:

  • Tuberculosis (TB) clearance as required by the State.
  • First Aid and CPR Certifications as required by the State.
  • Criminal Background check cleared.
  • Certification and/or License as required by the State.
  • Fingerprint clearance as required by the State.
  • Must be at least 18 years of age as outlined in state regulations.
  • Must be able to read, speak and write the English language.

PHYSICAL DEMANDS & WORKING CONDITIONS:


Physical Demands:

  • Ability to stand and walk for extended periods.
  • Ability to stoop, kneel, crouch, or crawl as part of regular duties.
  • Ability to talk and hear to communicate effectively with residents and staff.
  • Ability to lift and/or move up to 50 pounds independently.
  • Vision requirements include close vision, distance vision, and the ability to adjust focus.

The following physical actions may be required but are not regularly expected:

  • Use of hands and fingers to handle or feel
  • Reaching with hands and arms
  • Lifting more than 50 pounds (rarely)

Work Environment

  • Regular interaction with co-workers, residents, and vendors.
  • Occasional evening, weekend, or night shifts may be required to ensure proper shift coverage.
  • Subject to potential exposure to:
    • Communicable diseases and infections
    • Physical injury from transferring, repositioning, or lifting residents
    • Exposure to latex.
    • Possible exposure to blood-borne pathogens.
    • Various drugs, chemicals, infectious, or biological hazards
    • Environmental hazards such as falls, burns, odors, or equipment-related injuries
  • On-call work may be required on an as-needed basis.
  • Occasional travel may be necessary.



Professional office environment. Uses PC, telephones, word processing and other standard office equipment. Attends business-related functions. Occasional travel to communities, various sales calls and industry meetings/conferences.
