Job description

The Senior Maintenance Tech works with the Director of Maintenance and Environmental Services (DMES) in maintaining our Village at Pine Valley and Pine Valley Assisted Living campuses. The tech renders a variety of general maintenance tasks/repairs, performs cleaning duties, and provides painting services (including area prep).
Working hours/shift: Monday - Friday, 8am-4:30pm, on call every other weekend

Essential Job Functions
Understands State and Federal Regulations and Procedures.
    1. Life Safety Code
    2. Building Code/ANSI
    3. Maintains records in accordance with Life Safety regulations.
    4. Accompany officials and inspectors on tours of building and grounds; as well as provide access to areas of the building as directed by DMES, as backup to the DMES.
  1. Assists with the recording of all Testing, Drills, and Inspections.
  2. Records the results of all tests: (i.e. fire drills, emergency power generator). Maintains records of all drills.
  3. Initiates corrective steps as needed.
  4. Maintains schedules for daily, weekly, monthly, semi-annual, and annual maintenance and for inspections and preventive maintenance.
  5. Maintains all records in both written and electronic format.
  6. Assists with the monitoring of equipment operations including Fire Alarm System, Energy Management System, etc.
  7. Arranges for equipment to be serviced.
  8. Records date serviced, work performed, and the next scheduled service date.
  9. Assists with the inspection of all areas of the building ensuring the proper functioning of equipment and mechanical devices. Repairs machinery/equipment or calls companies who have service contracts for mechanical equipment as may be necessary. Inspects completed work for conformance to standards. Conducts rounds of entire building and systems to evaluate needs, and ensures sanitation, safety, and maintenance.
  10. Repairs or arranges repairs for electrical systems and/or equipment, plumbing, heating, and air conditioning systems.
  11. Monitors facility structures; repairs/replaces areas of deterioration as able or contacts outside company.
  12. Assures that work/assignment areas are clean and equipment/tools/supplies are properly stored before leaving such areas for breaks or at the end of work shift.
  13. Completes work orders in a timely manner.
  14. Assists other departments as needed and directed by the DMES
  15. Coordinates and performs resident transportation services, including operating facility vehicles, assisting residents with boarding and exiting, ensuring vehicle safety and cleanliness, and maintaining all required driving credentials.
  16. Performs duties as directed by the DMES.

Job Qualifications
Education/Training
    1. Trade School certificate preferred. Specifically, Electrical or HVAC
  1. Experience
    1. Five (5) years experience performing a variety of maintenance activities; at least one year experience in a nursing home environment is preferred.
    2. Previous Safety program experience with working knowledge of OSHA; Life Safety Code, Building Code & ANSI
  2. Required Knowledge, Skills, and Abilities:
    1. Ability to interpret blue prints, equipment manuals, and building specification manuals; (i.e. building codes and Fire Safety codes)
    2. Working knowledge of electrical systems, plumbing, carpentry, refrigeration and heating.
    3. Ability to communicate fluently in English.
    4. Strong interpersonal and supervisory skills.
    5. Ability to use a variety of hand tools and equipment associated with carpentry, plumbing, and electrical work.
    6. Ability to enter data in computer system accurately; maintain reports, record-keeping, basic math skills. Familiar with Microsoft Office products (Outlook, Word & Excel)
