Job description

VP Of Sales

The basic function of the VP of Sales is to lead the company's efforts to build an industry-leading sales organization, develop broker & mortgage relationships, drive sales & margin, provide excellent customer experience.

Key Responsibilities

  • Oversee the work of Sales department staff. Serve on division Leadership Team.
  • Develop and implement all aspects of division sales operations, vision, and goals.
  • Serve as local real estate market expert and chief strategist for all Sales and Marketing efforts.
  • Partner with division president to develop and maintain key partnerships with lenders and brokerages.
  • Lead division efforts to determine product and project revenue for new projects. Develop the strategy for model park execution and amenities.
  • Partner with division president to develop and execute on annual and quarterly goals for sales, closings, and revenue.
  • Recruit, select, train, lead and motivate all sales agents, inside sales representatives and marketing staff. Monitor and appraise performance based on division and individual sales goals.
  • Review community traffic and sales reports. Marketing leadership to determine marketing needs based on traffic patterns, competition, and sales pace.
  • Determine sales release schedule and proposed strategy for pricing and incentives.
  • Oversee the work of sales agents to negotiate terms. Review and execute real estate purchase contracts.
  • Monitor the health and performance of contracts in backlog. Represent the division for all escalated buyer concerns.
  • Develop and manage division Sales budgets to achieve targeted revenue.
  • Serve on the board of directors for community homeowners associations as needed.

Preferred Qualifications

  • Strong leadership, business management, and motivational skills.
  • Bachelor's degree in marketing or related field.
  • Minimum of 5 years' experience in new home sales.
  • Strong pattern of success with team building, motivation, resource management, negotiation, and conflict resolution.
  • Ability to direct numerous employees and consultants efficiently and effectively.
  • Excellent written and oral communication skills.
  • Ability to thrive in a fast-paced, ever changing work environment.
  • MS Office skills including Word, Excel, and PowerPoint.
