Portico has an amazing opportunity to join our team as a Vice President of Operations! This position will oversee operations in our Dallas/Fort Worth, TX portfolio.
Job Summary
The Vice President of Operations provides strategic and operational leadership for a defined geographic portfolio of multifamily communities. This role leads and develops Regional Directors, Senior Regional Directors, and Regional Vice Presidents while ensuring consistent execution of company strategy, operational standards, and financial objectives. The Vice President of Operations is responsible for maximizing portfolio performance, strengthening regional leadership, improving scalable processes, supporting client relationships, and expanding the company’s market presence.
Essential Responsibilities
Portfolio Performance
  • Lead portfolio-wide operational and financial performance across assigned regions.
  • Monitor occupancy, revenue, expenses, net operating income, leasing activity, and other key performance indicators.
  • Review financial statements, operating results, annual budgets, and forecasts to identify risks and opportunities.
  • Develop and implement strategies to improve financial performance, resident experience, and asset results.
  • Ensure regional teams remain accountable for budget goals, operational standards, deadlines, and performance expectations.
  • Conduct regular business reviews and implement corrective action plans when performance falls below expectations.
Leadership and Talent Development
  • Lead, coach, and hold accountable Regional Directors, Senior Regional Directors, and Regional Vice Presidents.
  • Establish measurable goals and performance expectations for regional leadership.
  • Identify training and development opportunities that strengthen leadership capabilities and organizational bench strength.
  • Promote consistent decision-making, communication, and execution across all assigned regions.
  • Foster a collaborative, high-performance culture focused on accountability and continuous improvement.
Operational Strategy and Execution
  • Translate company strategy into actionable regional and portfolio-level plans.
  • Ensure consistent execution of leasing, marketing, revenue management, maintenance, customer service, and other core operating processes.
  • Identify operational inefficiencies and implement scalable systems, processes, and best practices.
  • Establish, monitor, and evaluate KPIs that support accountability and informed decision-making.
  • Lead company-wide initiatives, special projects, and process improvement efforts.
  • Monitor industry trends and competitive activity to strengthen operational strategies and market positioning.
Client and Business Development
  • Support client and ownership relationships by ensuring operational performance meets established expectations.
  • Participate in key client communications, presentations, business reviews, and strategic planning discussions.
  • Partner with executive leadership on underwriting, due diligence, requests for proposals, and new business opportunities.
  • Support acquisitions, property transitions, and portfolio growth initiatives as needed.
  • Strengthen the company’s presence and reputation within assigned markets.
Executive Partnership
  • Partner with executive leadership to advance company priorities, operational initiatives, and performance objectives.
  • Provide clear portfolio updates, performance insights, and strategic recommendations.

  • Support crisis management and major operational matters requiring senior leadership involvement.
Qualifications
Required Education and Experience
  • Bachelor’s degree in Business, Management, or a related field, or an equivalent combination of education and multifamily experience.
  • Seven or more years of progressive property management experience.
  • Demonstrated experience leading multi-site or regional property management teams.
  • Experience managing financial performance, budgets, forecasts, and market analyses.
  • Experience presenting business results and strategic recommendations to clients, ownership groups, and executive leadership.
Knowledge, Skills and Abilities
  • Strong leadership, coaching, mentoring, and performance management skills.
  • Advanced understanding of multifamily operations and portfolio management.
  • Ability to analyze financial statements, operating budgets, market data, and business performance indicators.
  • Strong strategic planning, organizational, and project management abilities.
  • Excellent written, verbal, presentation, negotiation, and interpersonal communication skills.
