Description:

Habitat for Humanity of Durham is seeking a highly skilled, hands-on Warranty / Punch Supervisor to oversee post-construction warranty service, punch list completion, final home presentation, and exterior property readiness for residential homes.


The Warranty / Punch Supervisor is also responsible for performing advanced repairs, maintenance, and warranty work while coordinating and guiding staff, subcontractors, and volunteers on projects related to home completion, landscaping, property maintenance, and homeowner satisfaction. This role is critical to ensuring every home meets Habitat's quality standards, is move-in ready, and reflects our commitment to providing safe, affordable housing.


Key Responsibilities

  • Maintain and service new construction trucks, including inspections, preventative maintenance scheduling, and minor repairs.
  • Diagnose and complete homeowner warranty repairs across a wide range of issues including interior, exterior, structural, and cosmetic concerns.
  • Perform advanced interior and exterior painting, including walls, ceilings, trim, doors, railings, decks, porch ceilings, and crawl space doors.
  • Perform a wide range of residential construction, maintenance, warranty, and skilled trade tasks including but not limited to drywall repair, trim work, caulking, punch-out repairs, landscaping, and other residential repair and maintenance activities.
  • Conduct punch list repairs such as interior paint and caulk touch-ups, door and window adjustments, trim repairs and installations, blind installations, general home readiness and final quality inspections.
  • Assess project needs, plan job scope, and procure necessary tools, materials, and supplies.
  • Supervise volunteers, laborers, and support staff in landscaping and exterior finishing tasks, including topsoil spreading, mulching, shrub and tree planting, straw spreading, mailbox and house number installation, gutter extension placement, general site clean-up
  • Conduct routine home maintenance tasks such as grass trimming, watering unsold homes, and property appearance upkeep.
  • Ensure all work performed by staff, volunteers, and subcontractors meets Habitat's quality, safety, and construction standards.
  • Organize daily assignments to maximize efficiency and align manpower with project priorities.
  • Frequently operate ladders, hand tools, power tools, and company vehicles safely and effectively.
Requirements:
  • 4+ years of residential construction, warranty service, punch-out, maintenance, or related field experience
  • Extensive hands-on experience in residential construction and maintenance, including but not limited to carpentry, drywall repair, painting, trim work, punch-out work, warranty repairs, basic landscaping, and general construction services.
  • Strong ability to independently troubleshoot and resolve a wide range of home repair and warranty issues
  • Proven experience performing hands-on fieldwork while supervising volunteers and crews
  • Residential construction experience with strong knowledge of quality standards, safety practices, and job site operations
  • Valid driver’s license with the ability to operate company vehicles and construction trucks
  • Strong organizational, scheduling, and material planning skills
  • Basic knowledge of construction scheduling, homeowner relations, and customer service
  • Strong construction safety knowledge
  • Proficient in the safe use of construction tools, equipment, and materials, including hand tools, power tools, ladders, and common residential building materials.
  • Ability to lift 50+ lbs and work indoors/outdoors in varying weather conditions

Preferred:

  • Experience working with volunteers or community workforce teams
