Job Description Summary

The Senior Marketing Director will be responsible for developing and executing comprehensive marketing strategies that drive business development, optimize customer experience, and build the multifamily property marketing department’s strategic roadmap for the region. This leader will also be heavily focused on high-touch business development pitches and collaborating with executive leadership and clients to ensure leasing and business goals are met. The candidate must have strong experience in digital marketing, brand management, and business intelligence to elevate Cushman & Wakefield’s presence in the Texas market.

Job Description

Essential Functions:

Marketing Strategy & Leadership

  • Develop and implement innovative marketing strategies to enhance Cushman & Wakefield’s multifamily regional visibility and business growth, particularly through business development initiatives.
  • Understanding of the “Big Picture” while digging deep into the details of individual bodies of work/initiatives.
  • Drive comprehensive digital marketing strategies to maximize traffic, leads, and lease conversions for communities and/or portfolios.
  • Collaborate with internal stakeholders, including COO, EMDs, Managing Directors, and RPMs, and marketing leadership, to align marketing objectives with individual property and/or company goals.
  • Standardize and implement marketing best practices across communities, ensuring consistency and efficiency in execution.
  • Oversee the creation and management of marketing tools, templates, and guidelines that provide easy access for operations teams.
  • Lead the development and management of the regional multifamily marketing team, ensuring alignment with national marketing goals and initiatives.
  • Partner with corporate marketing, creative, interactive, and PR teams to ensure that campaigns meet brand standards, deadlines and objectives.
  • Maintain a strong focus on generating new ideas through creative strategy.  Continually research and make recommendations on new opportunities and marketing channels.
  • Lead team of Regional Marketing Managers and other marketing associates to ensure appropriate coverage and support for the market and assets.

Business Development & Client Relations

  • Lead efforts in business development pitches, including asset review, material preparation, presentations, and in-person or virtual client meetings.
  • Build and maintain strong client relationships, ensuring positive engagement and fostering trust in Cushman & Wakefield’s marketing capabilities.
  • Collaborate with the executive team to provide insights and guidance on marketing initiatives and strategic growth opportunities.
  • Travel as required to support business development activities and client needs.

Analytics & Business Intelligence

  • Analyze and report on marketing performance and ROI, using insights to guide and refine future strategies.
  • Set and maintain high standards for analytics, using business intelligence to drive marketing decisions that align with leasing, NOI, and revenue goals.
  • Monitor sub-market trends and adjust marketing strategies accordingly to maximize occupancy and performance.

Qualifications:

  • Bachelor’s degree in Marketing, Communications, Business, or a related field.
  • Minimum of 7 years of experience in marketing, with at least 5 years in property management marketing.
  • Software would include but not limited to: Yardi, Onesite, Knock CRM, Multifamily Proptech, and Microsoft Suite products.
  • Proven track record in developing and executing successful marketing strategies, particularly in business development and client relations.
  • Strong leadership experience, with the ability to mentor and manage a regional marketing team.
  • Expertise in digital marketing, SEO, and social media strategies.
  • Strong communication skills, both verbal and written, with experience presenting to clients, leadership teams, and large groups.
  • Experience with managing multiple brands and navigating brand architecture.
  • Property management experience preferred, but not required.
  • Willingness to travel, usually within state, or out of state on an as needed basis.
