Job description

Job Title: Project Manager, Level III
Reports to: Project Executive
A Project Manager, Level III for Hedrick Brothers Construction, is responsible for providing leadership, planning, organization, direction, and control of an individual project to meet the operational goals. He/She is responsible for the efficient delivery of the Hedrick Brothers' processes without sacrificing the company's commitment to quality, integrity, and profits consistent with the set objectives. A Project Manager, Level III accepts ultimate responsibility for the project's success, including quality assurance, safety, financial performance, and Owner satisfaction in addition to harmonious performance of the project staff.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Work with the preconstruction team on various estimating activities, including cost estimate preparation, subcontractor participation, value engineering, constructability issues, and owner proposal preparation.
  • Read, understand and follow owner contracts.
  • Manage the budget, schedule, plans, and specifications for assigned project(s) by use of ProCore.
  • Develop complete specialty contractor and material suppliers' scope of work.
  • Negotiate, create and process subcontracts and purchase orders.
  • Provide monthly progress reports, including construction schedule, showing baseline data and critical path (estimated vs. actual).
  • Follow all company procedures in reference to project plan, job setup, maintenance, and closeout.
  • Provide monthly cost projections.
  • Review and approve all field cost expenditures.
  • Manage Potential Change Orders (PCO), Change Order Requests (COR), Change Orders (PCCO), Contingency Change Authorizations (CCA), Allowance Change Authorization (ACA), Direct Material Purchases (DPO), bonds, submittals, RFI's, and warranties as required.
  • Process and manage Owner and Subcontractor pay requests timely.
  • Manage the project punch list aggressively.
  • Maintain positive communication with office, owner, architect and inspectors. Perform unsolicited follow-up of past clients both during and following warranty period.
  • Monitor and maintain project safety and quality standards.
  • Closeout the project financially and update accounting balance cost reports within 30 days of final inspection.
  • Conduct a warranty walk-through 10 months after the substantial completion approval.
  • Work with project team and Virtual Design and Construction department to identify and coordinate clash detection, constructability issues, and layout and routing paths.
  • This position is responsible for the direct supervision of the Superintendent(s), Subcontractors, Vendors, Assistant Project Manager, and Project Administrator.

EDUCATION AND EXPERIENCE REQUIREMENTS:
  • Minimum of 10 years' relevant experience.
  • Bachelor's degree preferred.
  • OSHA30 certification required.
  • First Aid and CPR certification preferred.
  • Proficient knowledge of Microsoft Office and ProCore preferred.
  • Reliable transportation and a valid Florida Driver License required.

PHYSICAL DEMANDS:
  • Ability to sit with back at a 90-degree angle for up to 8 hours per day.
  • Ability to stand upright for up to 4 hours at a time.
  • Ability to look at a computer for up to 8 hours per day.
  • Ability to navigate a construction site, including uneven walkways, crawl spaces, etc.
  • Ability to understand and communicate effectively in English, both orally and in written form.
  • Full dexterity of wrists and fingers is required with repetitive motions.
  • Ability to occasionally lift, push, pull, or carry up to 50 pounds.
  • Ability to regularly lift, push, pull or carry up to 15 pounds.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Ability to occasionally lift files, open filing cabinets, and bend, or stand on a stool as necessary.
