The Collier Companies is seeking a Vice President of Operations!

This is an on-site role, reporting out of The Collier Companies Florida Home Office in Gainesville, which offers beautiful natural areas, a temperate climate, and tremendous educational, cultural, and commercial opportunities. Gainesville was recently ranked as one of the top 10 places to live in the United States.

The Collier Companies (TCC) owns 12,000 Apartment Homes primarily in Florida and was founded by and is essentially wholly owned by a single entrepreneurial individual who serves as Executive Chair. In addition to its current holdings, TCC is committed to doubling in size in the coming decade via new development. TCC operates its portfolio through CCMT, a captive management company, that has two VPs reporting to a President of Operations who in turn reports to TCC’s overall CEO.

The Vice President of Operations position requires a high level of professionalism, critical thinking, emotional intelligence, and operational expertise. This leader is responsible for motivating, developing, and holding accountable a talented team of Regional Community Managers and Regional Service Managers to consistently meet and exceed company goals and objectives.

The Vice President of Operations has direct operational oversight of approximately 5,000+ apartment homes across a diverse portfolio of Luxury Multifamily, Student Housing, and Workforce Housing communities, while also providing leadership and strategic support across the Company’s broader portfolio of more than 12,000 apartment homes located throughout multiple Southeast markets.

Primary responsibilities include direct leadership and development of the regional management team and overall accountability for property performance, including monthly financial results, revenue and NOI growth, occupancy and leasing performance, resident experience, maintenance operations, capital improvements, asset preservation, and execution of Company standards and initiatives. The Vice President of Operations is expected to identify opportunities, solve problems proactively, drive accountability, develop future leaders, and ensure consistent operational excellence across communities and markets.

The primary focus of this position is to maximize the potential of the assigned real estate portfolio of approximately 50+ communities. This position has complete responsibility for all phases of the property management function. The Vice President of Operations is involved in the lease-up of new developments and successful integration of new acquisitions to The Collier Companies. Through successful leadership and communication, the successful candidate will coordinate activities in such functional areas as property operations, financial planning, strategic market positioning, and product marketing. The position manages a group of Regional Community Managers who have Senior Community Managers and/or Community Managers reporting to them. Must be flexible and adaptive to the ever-changing market and the owner's objectives and company goals.

  • Oversee financial plans for each assigned region and ensure profitability with a focus on revenue growth generation versus expense control.
  • Mentor and develop all regional managers while growing the team to perform more autonomously.
  • Identify and communicate achievable goals and resource challenges to achieve goals with recommended solution options.
  • Maintain awareness of individual markets to stay abreast of trends in leasing, staffing, product conditions, supply, and customer traffic influencers (ex. University enrollment and or large employer added to the marketplace).
  • Be a leader by example. Foster communication, collaboration, flexibility, open frame, and a productive team environment in our communities and with corporate Home Office Team Members.
