Vice President, Data Center Site Development

ABOUT THE ROLE

A rapidly growing developer/operator in the hyperscale and mission-critical infrastructure space is seeking a Vice President of Data Center Site Development to lead the land, civil, and infrastructure development strategy for a national portfolio of large-scale data center campuses.


This executive role will have responsibility for site development from initial land and site evaluation through construction readiness, with a heavy focus on site selection, land acquisition, technical due diligence, entitlements, civil engineering, geotechnical and environmental diligence, utility infrastructure, and large-scale greenfield development.


The Vice President will partner closely with Real Estate, Development, Engineering, Utilities, Finance, and Construction leadership to evaluate new markets and sites, mitigate development risk, and ensure land and infrastructure can support hyperscale and AI data center development.


KEY RESPONSIBILITIES

โ€ข Lead national site development strategy across a portfolio of hyperscale and AI data center campuses

โ€ข Provide executive leadership across site selection, land acquisition, land assemblage, and property evaluation

โ€ข Lead comprehensive technical due diligence including ALTA/TOPO surveys, geotechnical investigations, environmental studies, easements, title constraints, wetlands, drainage, and other site-specific risks

โ€ข Evaluate site feasibility based on civil infrastructure, utility capacity, access, grading, drainage, environmental constraints, permitting, and development requirements

โ€ข Oversee civil/site engineering strategy including mass grading, stormwater, roads, water, sewer, site access, and horizontal infrastructure

โ€ข Lead entitlement and permitting strategy across zoning, land-use approvals, development agreements, jurisdictional approvals, and regulatory agencies

โ€ข Partner with utility and engineering teams to evaluate and secure power, water, sewer, fiber, and other critical infrastructure required for large-scale data center campuses

โ€ข Oversee civil, structural, utility, environmental, and geotechnical engineering partners throughout early-stage development

โ€ข Identify potential site-killer risks and drive mitigation strategies related to land, utilities, environmental conditions, civil infrastructure, permitting, schedule, and cost

โ€ข Provide executive oversight of site infrastructure budgets, schedules, scopes, and execution strategies

โ€ข Lead external engineers, consultants, contractors, utility partners, and development stakeholders across multiple markets

โ€ข Build and lead a high-performing site development organization as the national portfolio continues to scale

โ€ข Establish standardized site-development processes, technical requirements, and development strategies across the portfolio

โ€ข Drive projects from initial site evaluation through development, infrastructure readiness, and transition into vertical construction


IDEAL BACKGROUND

โ€ข 15+ years of progressive leadership experience in land development, site development, civil engineering, infrastructure development, real estate development, or large-scale capital project delivery

โ€ข Significant leadership experience across land/site evaluation, acquisition, technical due diligence, entitlements, permitting, and civil site development

โ€ข Strong knowledge of ALTA/TOPO surveys, geotechnical investigations, environmental diligence, grading, drainage, roads, water, sewer, and horizontal infrastructure

โ€ข Experience leading large-scale greenfield land and infrastructure development programs across multiple markets

โ€ข Strong experience coordinating with utilities and evaluating power availability/interconnection, water, sewer, fiber, and other infrastructure requirements

โ€ข Deep understanding of zoning, land-use approvals, development agreements, easements, permitting, and jurisdictional processes

โ€ข Proven ability to identify and mitigate technical, commercial, and infrastructure risks during early-stage development

โ€ข Experience leading civil engineers, environmental and geotechnical consultants, utility partners, contractors, and multidisciplinary development teams

โ€ข Experience establishing site-development standards and scaling development processes across a portfolio of projects

โ€ข Data center, hyperscale, mission-critical, energy, utility, industrial, or other major infrastructure development experience strongly preferred

โ€ข Civil Engineering background and/or Professional Engineer (P.E.) license is highly desirable


Compensation: Total compensation is expected to range from $300Kโ€“$400K, including base salary, annual bonus, and RSUs, with flexibility based on interview performance and depth of relevant data center experience.
