About the Role:
The Director, Variable Commission Delivery is a strategic leadership position responsible for building and growing a dedicated Variable Team. This team will deliver variable services for a key, top-tier global client and establish the necessary account structure. Acting as the primary liaison between T&T, CBRE, and this global client, the Director will hold single-point accountability for client satisfaction related to variable T&T commissions, while also managing all internal T&T and CBRE mechanics essential for exceptional service delivery and sustained account growth.
What You'll Do:
- Act as Key Account Director, accountable for variable service delivery of Project Management (PM) and Cost Management (CM) services on the client account.
- Currently, the above will be tied to the Americas market, but it will extend globally (inc EMEA & APAC) and into Principal Delivery at an appropriate time in the client relationship.
- Build client and stakeholder relationships in pursuit of building T&T's variable pipeline outside of the PMO.
- Act as the owner and client face of all variable commissions throughout their lifecycle.
- Act as escalation point for all variable service delivery including troubleshooting of performance issues as and when they arise.
- Build, lead and maintain a team of high caliber dedicated, variable Project Managers and Cost Managers across the Americas who can support Top 5 global client as required by their business need(s).
- Ensure compliance with internal policies, contractual obligations and best practices throughout variable commissions.
- Work with PMO Regional Leaders, build and maximize opportunity pipeline globally.
- Build and socialize variable pipeline with LMAs and regional TMT leaders on a regular cadence to ensure team visibility and availability for upcoming commissions.
- Build and maintain internal relationships to ensure T&T shows up in the best possible way with our client.
- Provide guidance, oversight and continuous improvement in T&T bidding activity on the account.
- Accountable for Top 5 global client Variable P&L where the dedicated pool is delivering, including responsibility for billing.
- Cognizant of financials where LMAs are leading, including rebate position.
- With support of the on-account Contract Associate, lead the contracting, POs and billing between the client and internal groups for variable commissions.
- With support of the on-account Contract Associate, lead the intercompany contracting, invoicing and billing process for variable commissions.
- Interface and collaborate with internal Finance Partners to ensure tracking of the global rebate position per the MSA wording.

- Bachelor's degree (BA/BS) from a four-year college or university in a relevant field (e.g., Business, Finance, Project Management, Real Estate) or equivalent work experience.
- Proven experience in a leadership role managing complex client accounts and service delivery, preferably within real estate or professional services.
- Demonstrated experience in project management and/or cost management services.
- Strong financial acumen with experience managing P&L and understanding contractual financial obligations.
- Excellent written and verbal communication skills; ability to effectively present information to clients, internal stakeholders, and senior leadership; strong interpersonal skills for building and maintaining relationships.
- Requires knowledge of financial terms and principles, ability to calculate intermediate figures, and conduct basic financial analysis. Cognizance of complex financial structures and rebate positions per Master Service Agreements.
- Ability to comprehend, analyze, and interpret complex documents and solve problems involving multiple variables. Requires strong analytical and quantitative skills.
- Intermediate skills with Microsoft Office Suite (Word, Excel, PowerPoint); ability to learn and utilize internal project management and financial tracking tools (e.g., T&T Project Pipeline Tool); strong organizational and analytical skills with an ability to manage multiple priorities and deadlines.
- Demonstrated ability to build, lead, and mentor high-performing teams.
- Provides formal supervision to a team of dedicated variable Project Managers and Cost Managers, including hiring, training, performance management, and career development.
- May provide informal supervision and technical guidance to co-workers within work units and/or projects, coordinating and assigning tasks as needed.
Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for this position is $220,000 annually and the maximum salary for this position is $240,000 annually, based on experience and the geographic location of the candidate. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend's applicable benefit program.
